Despite its proximity to Oak Forest Shopping Center, 1201 W 43rd St and 1205 W 43rd St are not part of the retail development.

ACCORDING TO THE SALES BROUCHURE, THERE IS A JAMES CONEY ISLAND ON CROSSTIMBERS????? NO?! what?

Intersting they didn't highlight the big Moderna Garden oaks which is right east of the CVS... instead they shaded over an aerial of the old family bingo and lumped it in with pine forest.

1201 W 43rd St and 1205 W 43rd St recently changed hands, according to county records registered last week.

An entity named Corner Forty Three, LLC acquired both parcels. I think the entity is tied to local real estate firm Orr Commercial.

https://www.orrinc.com

Per HCAD ownership history, this entity has owned the parcel since 2013... original interviews around the opening of berryhill show that it's owned by the Blair family who are listed in the documents for the entity. Where did you see it changed hands last week? i want to learn your ways

There are usually retail map errors in sales and leasing brochures. I'm not sure why.

A plan review permit was filed yesterday for La Viva / La Viva Cocina & Cantina. It's a local Tex-Mex restaurant coming to 1201 W 43rd St. Berryhill / Berryhill Baja Grill previously occupied the space.

Plans for the remodel of the former Berryhill / Berryhill Baja in Oak Forest are approved. The city approved permitting earlier this week.

As previously mentioned, La Viva / La Viva Cocina & Cantina is opening at 1201 West 43rd St. The Oak Forest location will be the Tex-Mex restaurant's second Houston area location. Their first location is in Cypress.

Following the green light for permitting, several permits were filed yesterday for 1201 W 43rd St:

  • Health plan review permit
  • Certificate of occupancy permit
  • Structural permit

The permits are for a "3,178 sf restaurant remodel 1-1-5-a2-b '15ibc spk/fa."

  • The title was changed to 1201 West 43rd St
  • 2 weeks later...

They invited people from the neighborhood via the big Facebook group.

I still wish this had been something cooler.
If you’re in the neighborhood, check out Plonk!
