Earlier this year, the property at 2521 N Shepherd Dr went on the market. 2521 N Shepherd was last home to used car dealership John Parker Motors.


Details from the sale listing:

  • 22,925 sf of land (0.53 acre)
  • Heights infill development site
  • Southwest corner of N. Shepherd Dr. & W. 26th St

Heights 26th, llc has the same registered agent address as Property Commerce. https://www.propertycommerce.com/ Property Commerce, and the registered agent for Heights 26th, is the Mayor of Bunker Hill, among other things.

2521 N Shepherd Dr / 2521 North Shepherd Dr appears in leasing materials for Heights 26th. According to the date on the brochure, the materials were uploaded March 29, 2023. The tract is shown as one of two available retail pads in a leasing brochure for nearby Heights 26th.

Heights 26th is the proposed mixed-use development includes ground floor and second floor retail, plus residences on the upper levels (there is a topic about the development here).

Although 2521 N Shepherd is across the street from Heights 26th, I don't know for certain if Property Commerce is combining this with Heights 26th or not.

An aerial photo of  2521 N Shepherd Dr posted in another topic. @hindesky took the photo.

John Parker Motors, an used care dealership, previously occupied the property on the corner of W 26th St. The Durham Heights  apartments at 720 W 26th St are situated behind the property.

2521 N Shepherd Dr was sold in September to the entity Heights 26th, LLC.

A post pertaining to 2521 N Shepherd Dr from another topic.

The parcel of land was previously used car dealership John Parker Motors. According to @hindesky, workers removing light poles at 2611 N Shepherd Dr speculated a CVS store is going it at 2521 N Shepherd Dr. 2611 N Shepherd Dr is  one of the combined parcels for the forthcoming mixed-use Heights 26.

I talked with the two guys taking down this light pole. They weren't aware what was going to be built so I showed them. But he told me that the Houston Bark Park Dog Daycare's lease is up at the end of the month and they will be leaving too. He also said the two other lots associated with this have been sold. The one across 26th St. is going to be a CVS.
