According to the date on the brochure, the materials were uploaded March 29, 2023. The tract is shown as one of two available retail pads in a leasing brochure for nearby Heights 26th. Heights 26th is the proposed mixed-use development includes ground floor and second floor retail, plus residences on the upper levels (there is a topic about the development here). Although 2521 N Shepherd is across the street from Heights 26th, I don't know for certain if Property Commerce is combining this with Heights 26th or not.
