The lots at 1607 N Shepherd Drive and 1609 Shepherd Dr went on the market in April. Included in the sale are 711 W 16th St and 716 W 17th St.

It seems Braun Enterprises is purchasing (or has purchased) the lots at  1607 N Shepherd Dr, 1619 Shepherd Dr, 711 W 16th St, and 716 W 17th St.

Although the sales listing for the lots haven't been updated to "under contract," "sold," or "off the market," Braun Enterprises recently added a leasing listing for the lots. County records do not show the purchase yet.

The developers are marketing the lots, combining them as retail pads.

Marketing materials for the proposed retail were listed several days ago.

Some of it is them being tone deaf. The other half is the city's minimum parking requirements.

They are using an existing building at the back of the North lot, and expanding it. All the other structures appear to be slated for demolition. If they weren't using the existing building, maybe they would be closer to the street.

N. Shep is becoming the next Champs Elysees.  A major thoroughfare lined with shops and cafes.  And an HEB. 

But in all seriousness, the Radoms and the Brauns set higher standards in the Heights and you can no longer Ainbinder up a strip mall and get the kind of tenants who are going to be able to pay Heights rents.

There is an updated leasing brochure for 1607 N Shepherd Dr and 1619 N Shepherd Dr. The properties are being redeveloped by Braun Enterprises.

According to the latest brochure, K9 Resorts is leasing a unit on the pad at 1619 N Shepherd Dr. K9 Resorts is a luxury pet hotel.

An architectural barriers project filing for K9 Resort was registered yesterday with the Texas Department of Licensing and Regulation.

The luxury pet hotel is leasing space at 1619 North Shepherd Dr.

An off-street parking variance request for 1619 N Shepherd Dr is on this month's Planning Commission agenda. As noted above, pet boarding/hotel K9 Resorts is a tenant.

According to the documents supplied to the Planning Commission, "the purpose of this request is to provide 12 off-street parking spaces in lieu of the required 18 spaces per Sec. 26-492 of the City of Houston municipal code for a pet boarding facility."


Below are additional details submitted with the off-street parking variance request:
 

  • The Planning Department advised us to use the Nursery School or Day Care Center use category, which has a parking rate of 1 parking space per employee during the largest shift plus 1 parking space for every 10 children (dogs in this case) when at maximum capacity, if a pick-up/drop-off location is provided.  The proposed parking lot will have a designated pick-up/drop-off parking space.  Based on this use category, the site would need a total of 20 parking spaces during their peak capacity.
      
    Further, we will provide bicycle parking.  This will allow for a 10% reduction (2 spaces) in the total number of spaces required, which will bring the total number of required parking spaces to 18. A total of 12 parking spaces can be provided due to the existing characteristics of the site and buildings. Based on the pick-up and drop-off nature of the pet boarding facility, patrons are only parking for 1-2 minutes.  12 parking spaces is an adequate number of parking for the facility and its employees.

At present, the square footage of the existing structures at 1607 N Shepherd Dr and 1619 N Shepherd Dr is 9,580 SF.  There are plans for an 160 sf expansion to connect the two existing buildings: 1607 N Shepherd Dr and 1619 N Shepherd Dr.  The new total area of the building will be 9,740 SF.

 
Additionally, there are other details pertaining to plans for the property:
 

  • The property currently has 2 existing buildings. This project proposes to combine the buildings with a hallway and remodel these buildings into a single building to serve as a pet boarding facility.

Planning Commission deferred  the Off Street Parking Variance at 1619 N. Shepherd St. Neighbors worried about small amount of parking but this topic has come up with other dog day care places. They don't require as many parking spots as child day do. Every other dog day care requesting an off street parking variance eventually passed.
