1311-1331 N Shepherd Dr

1329 N Shepherd Dr was previously home to A & C Glass Co.

1331 N Shepherd Dr was last home to Crowley Signs & Graphics Inc.

In the summer of 2019, 1329 N Shepherd Dr was up for sale. I think 1331 N Shepherd Dr was on the market too.

The property was no longer on the market in late 2021.

Last summer, this was posted in the Houston Heights Foodies group:

"Terry Black's Barbecue is bringing its Central Texas-style smoked goodness to Houston.

The barbecue spot will be located at 1329 N Shepherd Dr, which once housed A & C Glass Co."

XuH0P73.jpg

A few days after the post, Eater Houston followed up with Terry Black's Barbecue:

"Permit applications filed with the Texas Comptroller of Public Accounts indicate that Terry Black’s has plans to open a Houston location at 1329 Shepherd Drive. When reached for comment on Wednesday by Eater, co-owner Mark Black said that the restaurant is indeed exploring property options in Houston, but no deal has been signed just yet. In addition to the Shepherd Drive location, Black says that his team has also looked at spaces in the Heights and EaDo. "

Terry Black's Barbecue is not affiliated with Black's BBQ in Lockhart:

"To be clear, Terry Black’s is not affiliated with Black’s BBQ in Lockhart — there’s a decades-long family beef here — but the lineage is definitely legitimate. "

https://houston.eater.com/2021/6/2/22464225/terry-blacks-houston-shepherd-drive-expansion-permit-applications

Also from the Leader last summer:

"Terry Black’s Barbecue, which has locations in Austin and Dallas, is looking to open a third location in Houston. Co-owner Mark Black said the Heights is the ideal part of town.

Although the company has filed permit applications with the Texas Comptroller of Public Accounts for 1329 N. Shepherd Dr., nothing is under contract to lease or buy.

Black said part of the reason the barbecue joint isn’t in Houston yet is because they’re “in the business for buying not leasing and the market is really hot right now.” Plus, he said it’s been tough finding a space that is the right size and shape with ample parking."

Terry Black's Barbecue purchased the lots at 1329 N Shepherd Dr and 1331 N Shepherd in late 2021.

County records lists 3L Shepherd LLC as the owner of both properties. 3L Shepherd LLC is connected to the owners of Terry Black's Barbecue restaurant.

  • The title was changed to 1311-1331 N Shepherd Dr

A big correction: In addition to the lots at 1329 N Shepherd Dr and 1331 N Shepherd Dr, Terry Black's Barbecue acquired other surrounding properties.

Last year, Terry Black's Barbecue also purchased the following lots:

  • 1311 N Shepherd Dr - former home to used car dealer H.E.D. Sales Co.
  • 1325 N Shepherd Dr
  • 1327 N Shepherd Dr
  • 1332 Laird St
  • 1334 Laird St
  • 1336 Laird St
  • 1338 Laird St
  • 1340 Laird St

1329 N Shepherd Dr; however, is the address Terry Black's BBQ will use for their Houston location.

Not really, the drawing is incorrect. 1338 Laird is 5,000 sq feet. 1340 is shown too small in the drawing, and should include the small piece labelled 1338.

You're right. I didn't highlight it correctly. I didn't see the option for aerial view which would have been a better gauge for me than the parcel map view. I appreciate you calling out the error on my part.

They must be making some serious money on bbq to purchase that much land, but it's a smart move as parking gets tighter and tighter in the heights.

Funny, my first thought was about how much extra they are going to have to charge for the bbq to pay for all of that parking 😁

Looked up the pricing from the Dallas location. $14.50 for a sausage sandwich by itself.

I'm sure they chose the location for a reason.  It's not like the Heights is a cheap eats destination.  Plus, if they want to sell down the road they'll get a pretty penny for that combined lot, most of which will be cleared, buildable space.

An article published by the Dallas Morning News in January details expansion plans for Terry Black’s Barbecue, as well as other concepts.

As previously mentioned, Terry Black's Barbecue purchased several lots in the Heights back in 2021: 1311-1331 N Shepherd Drive and 1332-1340 Laird Street. While there is no conclusive evidence the barbecue restaurant is going up on those properties at present, more than likely, it probably will.

From the article:

Fort Worth will likely be the fourth Terry Black’s in Texas, unless the Black siblings build one elsewhere faster.

And build they will: “I’ve bought real estate all over, from Driftwood to Waco to Houston to San Antonio,” Mark Black says. He says they plan to open about 14 restaurants in the next three years.

Not all of them will be barbecue joints. They’re getting into the hotel and hospitality business and plan to open wellness spa hotels, with their own restaurant concepts also installed at those properties. The first spa will be in Driftwood and will be named Friday Mountain.

Mark Black says they’re creating business plans for an oyster bar and French steakhouse, and they’re looking at side businesses like coffee and chocolate.

But there is also this:

The Dallas barbecue joint opened just a few months before the COVID-19 pandemic took hold, which could have been a death omen for a brand-new spot. Not Terry Black’s: It had a middling 2020 but a strong spike in business in 2021, Black says, that got even better in 2022. And during those few years, the Black brothers were steadily buying real estate across Texas, with big plans for barbecue.

A plumbing permit (demo residential / sewer disconnect) was filed today for 1334 Laird St.

As mentioned in several posts above, 1334 Laird St is owned by the proprietors of Terry Black's Barbecue. The barbecue restaurant is likely opening a Houston location in the Heights.

In addition to 1334 Laird Sr, Terry Black's Barbecue also owns the following properties (which will all be the site of the restaurant):

  • 1311 North Shepherd Dr - former home to used car dealer H.E.D. Sales Co.
  • 1325 North Shepherd Dr
  • 1327 North Shepherd Dr
  • 1329 North Shepherd Dr
  • 1331 North Shepherd Dr
  • Lot next to 1331 North Shepherd Dr (no address listed on HCAD)
  • 1332 Laird St
  • 1334 Laird St
  • 1336 Laird St
  • 1338 Laird St
  • 1340 Laird St

Additional maps highlighting the site of the proposed Terry Black's Barbecue / Terry Black's BBQ in the Heights.

I think these provide a better view of the properties Terry Black's Barbecue purchased for its future Houston restaurant (and maybe another dining concept).

The maps are from Google Earth images, January 2022.

As noted, Terry Black's Barbecue purchased:

  • 1311 North Shepherd Dr - former home to used car dealer H.E.D. Sales Co.
  • 1325 North Shepherd Dr
  • 1327 North Shepherd Dr
