Starbridge - 2,000 homes MPC for Beasley / Kendleton area

I don't usually post threads for new communities that pop up, but this one caught my attention due to the location. 

This one is slated for the south side of the Southwest Freeway near Doris Road between Beasley and Kendleton. The freeway itself has been upgraded to 6 lanes in this area, and appears to be continuing on at that width into Wharton County. 

Doris Road (or at least part of it) has been upgraded recently to handle the increased truck traffic as a result of the Kansas City Southern Intermodal Terminal directly across the freeway. That's why there's a nice new overpass over that stretch of 59 that appears seemingly out of nowhere. 

The area itself is still pretty rural in nature. Should be interesting to see what, if any, further development is spurred by having a community of this size pop up between two smaller cities that haven't grown all that much in some time.

Now known as "Emberly"

"Starwood Land announced initial builders for Emberly, a 933-acre community being developed in partnership with Land Tejas along U.S. 59 near Rosenberg in Fort Bend County. Planned for more than 2,000 homes near U.S. 59 and Doris Road in Beasley, the community was originally branded as Starbridge."

The amount of people moving out here is insane.

We moved out here 20+ years ago to be close enough to Houston to commute,  but be out in the country.

Now the Borg (Houston) has assimilated us.   We used to joke that we need to move to Beasley (too many people moving to Needville to go that way) to get back to a semi-rural place within driving distance of work.

Think it has to be Wharton now due to all of the development gobbling up the fields and pastures.

With all these people moving out here,  you would think the Shipley's that has been "coming soon" for 2+ years would start being built.

I understand pretty much all of this. I grew up in Rosenberg during the late 80s into the 2000s and while there was some growth, it didn't get too crazy until Brazos Town Center and then the freeway expansion blew up.

Was actually surprised that Beasley in particular stayed as quiet as it did for as long as it did, but then even they ended up getting a small subdivision on the west side of town not too long ago before all of this was announced, and it's still being built out. 

Not sure how much longer Wharton will be past the march of development. The freeway expansion construction has moved beyond Hungerford and was just past the intersection with Hwy 60 from what I remember from visiting a few months back. The southbound traffic is on the new surface.

What I'm interested in seeing is down the line, how much longer is somewhere like that or El Campo going to be influenced by a smaller metro like Victoria. Businesses in El Campo and even Wharton carry the Victoria paper, KAVU (the Victoria ABC station) covers events in Wharton County and at they have been available on cable as far out as El Campo for years. Businesses in both of those communities advertise down in Victoria on both TV and radio. Houston media will cover Wharton proper more often though for news stories.

Yeah - when we moved here from Simonton (that's another place that has exploded since we left - Fulshear has gone nuts) - all that was at Brazos Town Center was Home Depot and Chili's.   Drove to Sugar Land for everything else.     Now all we are missing is our Shipley's.   

What we are seeing is a lot of people who moved to  Sugar Land/Missouri City about 25 years ago are now moving out here (and beyond).  They want a bit more land - like 1-3 acres - and want to play gentleman farmer.    Chick sales at Tractor Supply must be going thru the roof.       But the amount of people just I know that have moved just to Needville area from east Ft. Bend county is mind-boggling.     

Also what is interesting is Wharton does seem to becoming as much a work destination as Houston for people around here.    I know a lot of people now turning left (south) at the 36/69 light instead of right for their morning commute.    I think Wharton will be pulled into the Houston orbit pretty quickly.

They must have worked pretty quick to update the branding on their advertising - From Beasley on down to the big signs in front of the development along 59, they all now feature the "Emberly" name.

Starwood Land's Emberly starts homesales - Houston Business Journal (bizjournals.com)

"Five homebuilders — including Lennar Homes, LGI Homes, Tricoast Homes, DSLD Homes and Davidson Homes — have completed model homes. They opened for sales last month.

Starwood Land has so far completed about 320 lots, a spokesperson for the company said."

Drove around there about a week ago to see the progress. 

The first round of streets are being completed and there are a number of homes along them in various states of completion.

The photos are of the entrance area on Doris Road, a fair amount of cattle still grazing around the model home community, the sign at the exit back onto the feeder and then the back of the very large landmark sign along the northbound feeder marking the site as Emberly Texas.
