IntheKnowHouston
The two parcels of land in Shady Acres at 1115 W 20th St and 1119 W 20th St were previously home to Fredy Cars and Fredy Used Car Sales. The lots were last on the market as recent as April 2022. https://www.loopnet.com/Listing/1115-W-20th-St-Houston-TX/5339287/ Brochure: https://images1.loopnet.com/d2/IN_SWWoXp1rjehvPHtSMWAdHwlvT5YhYmjNnOXKA2qk/1115 1119 W 20th StFlier.pdf Edited August 17, 2022 by IntheKnowHouston
IntheKnowHouston
On 11/21/2021 at 7:26 AM, IntheKnowHouston said: Cle Group is opening a bar concept in the Greater Heights, supposedly in Shady Acres. The hospitality group is known for its day and night clubs (Spire, Cle, and Heart) and its restaurants and lounge concepts (Bisou and Kiss). Last week, Cle Group formed the entity Heights Cle Group LLC (should appear in the state's taxable entity database this week, if it wasn't added over the weekend). It's rumored their latest concept may be a bar or bar & grill (restaurant) similar to Drift, Moonshine Deck, and others populating W 20th St in Shady Acres. Supposedly, Cle Group's bar in the Greater Heights is rumored to be located at 1221 W 20th St. The property was previously home to Garden Expo. Local hospitality group Cle Group has either purchased or is in the process of purchasing the two adjoining Shady Acres lots that make up 1115 W 20th St and 1119 W 20th St. The group was rumored to occupy the former Garden Expo building at 1221 W 20th St; however that is going to be another bar concept from a different group (thread about that here). I don't know if this will be a second Cle location or not, but it is rumored this yet-to-be-known business may probably be a Cle Group bar & grill concept. IntheKnowHouston
Cle Group launched an Instagram page for Oasis, their new bar & grill / club concept planned for 1119 W 20th St in Shady Acres. The bio lists the name as Oasis in the Heights. The bar & grill will be built from the ground up on the adjoining lots at 1115 W 20th St and 1119 W 20th St. Both sites were previously home to Fredy Cars and Fredy Used Car Sales. IntheKnowHouston
I think instead of Oasis, the name of Cle Group's new dining concept is Blvd Park. This is currently under construction at 1119 W 20th St in Shady Acres. Recently, the hospitality group launched an Instagram page for Blvd Park with the following description in the bio: "A new hospitality concept exclusively by the Cle Group. Coming soon to Houston Heights." The bio is similar to the one for Oasis' Instagram. Blvd Park is billed as a social dining concept (aka vibe dining, supperclub)/ https://www.instagram.com/blvdparkhtx/ Edited September 15, 2022 by IntheKnowHouston

IntheKnowHouston
The Cle Group recently applied for alcohol permits for 1115 W 20th St and 1119 W 20th St. The properties are located in Shady Acres. I was curious if there were going to be one or two concepts on the properties. The lots are large enough for adequate parking and a business. However, the TABC permit seems to imply two businesses will operate on the properties. One of the concepts planned is Blvd Park. It's a restaurant or bar & grill discussed above that is likely opening at 1119 W 20th St. When Cle Group listed Blvd Park in its Instagram bio back in September, the hospitality group also included a forthcoming Mexican dining concept: Say No Mas. Since we know there is more than one concept in planning here, maybe Say No Mas restaurant is going up at 1115 W 20th St. https://www.instagram.com/saynomashtx/ Edited November 15, 2022 by IntheKnowHouston

It was added somewhere between late November and now (I don't remember seeing it when I visited their website in October): "Clé Group represents the best in Houston Hospitality by redefining the dining, daylife & nightlife experience. With our expansion plans that are underway to bring venues of Clé Group to Dallas and a new local bar concept in the Heights (Houston, TX)." https://clegroup.com Although the name of the bar was withheld, I assume the bar concept is Blvd Park that's under construction at 1119 W 20th St. Also, there is a form on the website to use for assistance. Towards the end of the form is this question: "Which property is this request for? " Blvd Park is one of the options.

IntheKnowHouston
Some details pertaining to the parking lot and sidewalks at Blvd Park. The details are from the plan review inspection report. Some changes could be implemented based on reviews from the city. Blvd Park is one of several new concepts on the horizon from Clé Group. The Shady Acres bar & grill will be built from the ground up. It's located at 1119 W 20th St. The site plan is showing proposed paving and parking on the utility easements. (The city wants designers to provide approval from the Utility Group for the proposed paving and parking.) The Planning and Development Services Division wants the proposed six feet sidewalk aligned with existing sidewalks. Paving is proposed in a drainage easement that crosses through the property.
