A "for lease" for retail/restaurant popped up a few weeks ago. Interestingly, no Loopnet listing yet.

CBRE listing is up

The teal and brick made me think this was 2301 Commerce for a second. Its even a similar shape.

Agreed. I dig it though.

I see Red Purse Girl didn't make her way over to this building. Shame given the building's name.

Culture Map Houston has an article about the building.....

"J.W. Northrop Jr., a renowned architect who oversaw the construction of Rice University, designed the building for the J.L. Jones Warehouse company in 1927"

Below are leasing materials for 1701 Commerce St. The property is located downtown in the Ballpark District.

According to Scarlet Capital's website, 1701 Commerce St "served as a furniture warehouse for the Purse Company before becoming home to the Wilson Stationery and Printing Company in the 50s, artist lofts in the 90s, and Lola Savannah's coffee roasting facility until 2017, abandoned thereafter."

Details from the listing:

  • 1701 Commerce Street boasts high demographics in the center of downtown Houston and offers a unique opportunity for creative office users seeking a business district location with a boutique building’s convenience and historic style. Formerly Lola Savannah Coffee Roaster, this building faces Minute Maid Park. The rehabilitation of this building would be ideal for restaurant/bars for the changing neighborhood and baseball fans going to and leaving games as well as having close proximity to EaDo’s nightlife.

The most recent retail site plan for 1701 Commerce St indicates Slutty Vegan as a likely tenant.

Slutty Vegan is a vegan restaurant based in Atlanta with a huge following. In 2019, Slutty Vegan hosted a pop-up in Houston. The Houston stop was one of several nationwide stops.

During her Houston stop, FOX 26 / KRIV interviewed Slutty Vegan's founder Pinky Cole. Cole mentioned the pop-ups were to gauge public interest for future Slutty Vegan locations. Around that same time, multiple web domains were registered by Slutty Vegan, including one for Houston ( https://sluttyveganhtx.com / sluttyveganhtx.com ). Since then, I've been keeping an eye out for where and when the restaurant would eventually land.

In addition to Slutty Vegan, the retail site plan for 1701 Commerce St includes Bar Vegan.

Whereas Slutty Vegan's focus is plant-based burgers and hot dogs, Bar Vegan offers a wider, yet curated menu of non-meat offerings. Cocktails and mocktails are also served.

Hopefully more details will be shared in the coming months. I assume Slutty Vegan and Bar Vegan may open in Houston sometime in 2024.

With the dining concepts located in downtown's Ballpark District, I think both will receive a lot of foot traffic. Not to mention, the proximity to EaDo's nightlife is going to bring a lot of people to the Purse Building.

Hopefully this is a sign that this part of downtown is starting to take off. If just 2 lots could be converted to residential, it would really make this area feel more dense.

I think the addition of Slutty Vegan and Bar Vegan will definitely revitalize this portion of downtown's Ballpark District. More residential with ground floor retail is also welcome.
