The Signorelli Company is pleased to announce Austin Point, the largest master planned community to be announced in Fort Bend County in over 20 years. At 4,700 acres, Austin Point will be at the heart of growth for this Southwest Houston Corridor. Conveniently located at the future intersection of the Grand Parkway and Fort Bend Parkway, the community’s initial main entrance is planned along FM 762 minutes South of I-69 and George Ranch High School.

With expectations to break ground in Q2, 2022, Austin Point will provide long term lot supply to some of the largest builders in the industry for several decades to come. Upon completion, the Austin Point master plan forecasts over 14,000 single-family homes and 15 million square feet of muti-family, office, medical, retail and hospitality covering price points from the $270s to over $600s.

While I was aware the Grand Parkway Segment C alignment was slated to pass through the area, I wasn't aware of the plans to have the Fort Bend Tollway extended for an intersection nearby as well. There's been debate on where to place it. The map above shows where Signorelli wants it to run. The county's largest landowner, The George Foundation, wants it to run further north. Initially, the proposed intersection was placed on property owned by the George Foundation. Last December, the intersection was shifted to land owned by Signorelli for Austin Point.

This graphic from a KPRC segment back in April on the issue shows the potential alignments

The Chronicle had a good overview of the whole debate back in January.

About 3 weeks ago, the County Judge sent a letter to TXDOT on behalf of the Commissioners' Court to begin expediting construction of the remainder of the Fort Bend segment Grand Parkway. Two different alignments of that road pass through this development.

"Developer the Signorelli Co. has begun work on its largest project, the 4,700-acre Austin Point that aims to transform a rural region of southern Fort Bend County into a 14,000 home "small town."

The community about 10 miles south of U.S. 59 off FM 762 south of Richmond will provide a mix of residential properties with single-family homes in the first phase and townhomes, apartments, active adult and build-to-rent residences in future phases. The project is expected to offer 15 million square feet of multifamily, office, medical, retail and hospitality."

I believe the historic George Ranch park visitors center and living museum is the little jaggedy notch at the top of the picture reposted by ChannelTwoNews.  That Signorelli wants a small town atmosphere with nothing to do with that...?  Maybe they could find a way to make more money building their business in Minecraft -- it seems more suitable to the real world than to merely go around pretending you're not building where you actually are.
