ChannelTwoNews Posted December 15, 2021 Share Posted December 15, 2021 Satya mixed-use development coming to Rosenberg - Houston Business Journal (bizjournals.com) New 312-unit multifamily project at the southwest corner of SW Freeway & 36, directly east of the Epicenter site. The existing shopping center will gain additional tenants. The project includes the return of Starbucks (under construction) to the intersection, as well as a return of Arby's to Rosenberg and a new Taco Bueno among other leases. Some of the comments from Satya's president in the piece were a bit odd IMO. The bit about it having been several years since a multifamily development was built in the city is not accurate given Sueba USA's two building project with three fewer units than this proposal opened at the start of the year in Brazos Town Center. A second multifamily project of 234 units from Sueba is also planned for that development as well, just behind the Hampton Inn. The other comment "...the next loop which is going to go around the city is Highway 36. That's the major thoroughfare plan" - I'm not sure what that even means. 36 is not a loop like 99/8/610. The only analogue to a loop locally is Spur 10, which has already been upgraded to accommodate truck traffic between 59 & 36. Maybe it's that 36-A proposal that hasn't really gone anywhere? The Starbucks is certainly open now and appeared to be doing decent business. Pleak Posted January 31, 2023 Share Posted January 31, 2023 Arby's, Taco Bueno, Starbucks etc have all been open about 4-5 months. Only Starbucks seems to be very busy. The Harbor Freight next door is also busy. On the Highway 36 side of this property, the existing strip center has opened a Hotworx and a vape shop is coming 🙄. Next to the strip center , an AutoZone was built incredibly fast and and is already open. Something is being built on the feeder between Taco Bueno and the old Gulf station on the corner. Actually hoping it's a teardown/enlargement of the station - they lost a lot of parking lot in the 59/69 expansion and never really recovered from losing Whataburger as a client. I'm not sure. I think that's what they are referring to - the old Prairie Parkway proposal. It's southern piece was supposed to pick up Spur 10. Pleak Posted December 12, 2023 Share Posted December 12, 2023 But on the positive side, a new dental office opened in the newly constructed strip center between it and the gas station on the corner at 36. Speaking of the gas station on the corner, the empty section that used to be Whataburger years ago has a sign on it for The Boudin Company restaurant. We'll see if that one makes it.
