The Houston area is a big step closer to getting a Great Wolf Lodge indoor waterpark after the city of Webster last month signed a purchase and sale agreement with Chicago-based Great Wolf Resorts for an approximately 30-acre property.

The contract, which lists the purchase price as $2 million, spells out exact conditions for the development, located east of the Gulf Freeway (Interstate 45), just south of the NASA Bypass adjacent to a Topgolf. It requires the buyer to build a “family resort and waterpark” with at least 400,000 square feet of entertainment and lodging space, including 75,000 square feet or more for an indoor waterpark and at least 10,000 square feet for an indoor convention center facility. It must also contain retail, restaurants and children’s amenities.

Construction must start by April 30, 2025, and be completed within the following three years.

One of the attributes of the development is "walkable". I will never understand the suburban obsession with driving to a walkable area when they could just live in a walkable area.

A small update regarding Great Wolf Lodge in today's Biz Buzz column in the Galveston County Daily News. This is coming soon to the mixed-use development FlyWay in Webster. 


"As more businesses move into League City, there’s one that got away. Dirt is turning at the 35-acre site of Great Wolf Lodge, just behind the American Furniture Warehouse, 21501 Gulf Freeway in Harris County.

The resort and waterpark, the second such in the state, will encompass at least 400,000 square feet of entertainment and lodging space with at least 75,000 square feet for the waterpark, plus 10,000 square feet for an indoor convention center facility."




A possible reason Great Wolf Lodge selected Webster over League City:

"League City was a strong contender for the development, which aligns with the city’s efforts to create more tourist destinations. League City officials even traveled to Chicago, where Great Wolf Lodge is headquartered, to meet with corporate representatives about the development. What it boiled down to is Webster offered generous incentives — the exact figure wasn’t immediately available — while League City offered none."

Seems odd that this big development would go in right next to a massive tank farm with (I assume) multiple pipeline terminus’ just across the fence line to the north/northeast.

Oh well.  I’m sure the tank farm has been in planning for a lot longer than this, so at least it wasn’t an unknown.

Chicken N Pickle is coming to Flyway, Webster's forthcoming mixed-use development.


From the Community Impact:

"[Chicken N Pickle] will include the restaurant’s signature indoor and outdoor sports entertainment and fast-casual dining areas on multiple floors, including rooftop dining. According to a press release, Chicken N Pickle’s indoor and outdoor pickleball courts, shuffleboard courts, game yard and multiple bars contribute to Flyway’s goal of combining indoor and outdoor venues to create a walkable entertainment experience."

"Nearly a year after breaking ground on the more than $200 million project, New York-based general contractor Turner Construction placed the final external beam on the structure on Aug. 30 to applause from workers, Great Wolf executives and city of Webster officials.

“Today’s topping out is an important milestone now because we can forecast our opening day,” said Bryson Heezen, director of development for Great Wolf Resorts.

That day is Nov. 15, 2024, but the hope is to complete the project even sooner. The company now accepts reservations for one- or multiple-night stays after that date. Those using the promo code “countdown” when making an online reservation before Sep. 10 will receive a discount for stays between Nov. 15, 2024, and Feb. 28, 2025."
