Walked to Office Depot and Supercuts they said the whole lot will be torn down! They just have till the end of the year. At least there are several mixed use projects with retail u/c or planned in the immediate vicinity. Kirby Collection, Levy Park, West Ave Phase III, and maybe the those office building around the corner of 59 & Kirby. Culberson is forcing it to turn south off Richmond/out of his district before Shepherd.. Assuming it ever sees the light of day.So this will likely be more mid-rise apartments/maybe a west ave style development? I was hoping for a mixed use with high-rises. Richmond west of Shepherd, and Post Oak. unless they move forward with a BRT system down that same path on Richmond before crossing at Cummins then its looking like METRO will be forced to cross 59 east of Shepherd and run the light rail along their Westpark ROW for most of the way. You're not so keen on selling when you have a steady revenue stream. When keeping retail in mind they need to remember that to be successful they don't need luxury retail! Not every place can be the galleria lol. Since Kirby is listed as a major thoroughfare in and out of the city, it would be nice if this was picked up by a really good firm/architect. It's a pretty prominent street corner. Sure, they're the largest tenant and are paying the most leasing fees, but when it's a risky company like Office Max, you don't know how long they're going to be around. Walk into an Office Max or Office Depot and how many people do you usually see? Maybe 10 on a good day. Walk into a same-sized store like Best Buy and there's at least 5 times as much. If these developers were relying on Office Max to keep their income going then that's a pretty amateur move. There's gotta be some other reason behind this. A bit of digging reveals that the center opened around 1991 and Office Depot has always been there.
