Warehouse Renovation At 815 St. Charles St.

This warehouse in EaDo on St. Charles (across from Be Fit Gym and caddy corner from EaDo Bike Co.) has been vacant and up for lease for a while.


Today I noticed two banners for Gin Design Group on the building, facing the Columbia Tap Rail Trail. I’m wondering if they could be considering a buildout to attract a bar/restaurant tenant?

That’s a good point, and an encouraging sign. Looking at Gin’s website, they definitely seem to custom tailor build outs based on client’s demands and preferences.

As shown in the parcel map above, Zimmerman Interests also owns the adjoining parcel at 819 St Charles St.

Scarlet Capital is possibly naming the EaDo ( East Downtown ) building St. Charles Studio. According to their website, Scarlet is "redeveloping a century-old building... into a retail / studio space."

A rendering is included with recent marketing materials for 815 Charles St. The building is currently undergoing renovations.

The rendering depicts nonprofit design house Magpies & Peacocks on the ground level. There is also signage for Impact Hub that's displayed in the rendering.

Primary entrance along the trail? Amazing. 

Based on HCAD parcel map, their property only extends towards the trail by 10' tops, so all of t hat fenced in patio area is not realistic unless they rent it from the city. 

This project would be a great addition!

Magpies & Peacocks is relocating from 908 Live Oak St to 815 St Charles St. 

According to a past event page, the non-profit fashion design house is moving nearby to St Charles St. Their new digs will serves as an "incubator concept warehouse." The new space will "showcase [their] expanded retail, training & production spaces."
