Paul Building/Republic Building At 1018 Preston St.

This article contains slightly more info, along with a nice old photo from before a neutron bomb wiped out half the buildings in the neighborhood. Or maybe they were just torn down voluntarily by their owners. Anyway, it is not clear yet what they plan to do for parking, since all they own is the footprint of the building itself, from what I can tell.

Sprucing up this building should make this block more attractive for a new high rise in the current parking lot. It is one of the best two sites remaining downtown, along with the lot facing Market Square across Prairie.

Big issue right now is the massive homeless presence on the corner next to this building.  Hopefully this helps with it.

 

Got my renovation projects wrong, I was thinking this was the building next to the Hines Spiritual Center.

You just made my heart sink for a second there but it looks like renovations that have been a long time coming based off the article in the thread lol

I'm sure the pandemic played a role in the delay

Based on the permit descriptions on the right, it looks like they are starting by remodeling the elevator landing for each floor and updating the HVAC system.

Ground floor retail is available for lease at the Republic Building. The building is located downtown at 1018 Preston St.

The space is 1018 Preston St, Suite 100. It was previously leased to Fannin Corner Store. I don't know how long this has been listed.

Description of The Republic Building located at 1018 Preston St (from a leasing listing):


The Republic Building is a prestigious historic eight-story office building in Houston's Courts Complex. Completed in 1907 by the original owner, Allen Paul, the Republic Building characterizes the Chicago School of commercial architecture which was prevalent during the early twentieth century. The eight-story brown brick building is accented by terra cotta ornamentation which include several cartouches with a raised “P” representing the original owner. The architecture firm of Sanguinett and Stats designed the building, which now stands as one of Houston’s oldest commercial multi-story structures. Historically significant, not only because, of its age and proximity to Houston’s original business district, Old Market Square, this building also housed the United States District Court in 1910. The Republic Building was admitted to the National Register of Historic Places in 1979.
