The Houston Dynamo Football Club is expanding its presence in the East Downtown district with a new club headquarters.

I was in town last few weeks and cannot believe Lofts at the Ballpark is closed down. We went to Little Woodrow's before the UH/Rice game and rode the rail to TDECU and I had no idea. Also didn't know Lucky's had closed. It was very sad to see the shape of the land between Dynamo Stadium and the Lofts. Dead grass and trash. 

I'm assuming this is all a result of the TDOT? It's a damn shame that Texans keep allowing the shady organization to ruin our largest cities in the name of progress for the commuter.

The only thing that has changed from the 2010 replat is the building line along Emancipation.

They originally had a 25' BL, but now with TOD they qualify for a 0' BL and they likely already meet the pedestrian realm requirements to do so as it is currently built. 

If I had to guess, they are planning on expanding the restaurant area along Emancipation:

They played with the idea of this being open before and after games at one point.

The orange wall of the stadium is probably 25' off of the ROW, so if this replat is approved, then they would be able to built approx up to the edge of the sidewalk.

25'X1000' of frontage along Emancipation means you are granted 25k more buildable area

Construction update 

Given how far the new East Club space will extend into the east concourse, they’re probably clearing out space to expand the concourse into the patio area, around the east club space structure. This is similar to how Toyota Center’s west concourse flows around its courtside club.
