Any updates regarding this shopping center? It's located at Stella Link & South Braeswood.  The shopping center has been doing very poorly over the years. Lots of vacancies and no remodels.

Looked around on DMRE's website today. Looks like the property was sold.  9.70 acres. Future housing or a major retail redevelopment?

Agora was hired by Barvin to advise on how to integrate the public realm into a new mixed-use development inside the Loop in Houston, Texas. Agora is advising Barvin on issues both within the project site, including connectivity and programming its public spaces, and outside the project site by optimizing the project’s proximity to a greenway. The project will eventually have hundreds of market-rate apartments and approximately 75,000 square feet of retail.

It was once discussed to make the shopping center site (Spec's, former Houston Pets Alive and Braeswood Vision, etc.) into a retention basin, to complement others being excavated closer to 610.

What became of  that idea?

I don’t have as much time anymore as I cover more of Austin now with photo updates and what not. Houston still does have a lot going on- I too miss people commenting on the activity.

Barvin, a Houston-based real estate investment and service company, announced April 20 plans for a new 10-acre mixed-use development at the corner of Stella Link Road and South Braeswood Boulevard in Braes Heights.

Named Stella & Braes, the project is the first mixed-use development to be tackled by Barvin, according to an April 20 press release. The company operates several multifamily properties in Houston, including Heights at Woodland Park and Memorial Towers Apartments.

Plans for the site include Class A multifamily space and retail elements focused on specialty food and beverage, according to the release. Demolition began over the April 16 weekend on a building at the site that formerly housed a Sellers Bros. grocery store.

Construction is expected to begin in the fall on a 310-unit apartment community, which could open in the summer of 2024. The community will feature studio, one-bedroom, two-bedroom and three-bedroom units ranging in size from 600-1,500 square feet.

Construction is set to begin in 2023 on 25,000 square feet of dining and retail space across several standalone buildings that will wrap around public plazas and expansive green spaces, according to the release.

The final phase of the project—which includes another multifamily development with roughly 350 units—will begin as early as the spring of 2024 and wrap up in the spring of 2026.

Shopping center near Brays Bayou demolished for planned 10-acre mixed-use development

Houston-based multifamily real estate firm Barvin has begun demolition work to make way for a new 10-acre mixed-use development near Brays Bayou south of Southside Place.

The first phase of the development, called Stella & Braes, will consist of a 310-unit Class A apartment community at the southwest corner of Stella Link Road and South Braeswood Boulevard.

Construction is scheduled to begin in the fall with an anticipated delivery of summer 2024.

Barvin has tapped Dallas-based GFF Architects to design the project and Houston-based Brownstone Group to serve as general contractor.

The second phase of the project will feature about 25,000 square feet of dining and retail tenants across several stand-alone buildings, which will wrap around multiple public plazas and green spaces. Construction of phase two is scheduled to begin in 2023.

Phase three construction will begin as early as spring 2024 with expected delivery in spring 2026. The third phase will add another multifamily development with approximately 350 units.

The multifamily buildings will offer studio, one-bedroom, two-bedroom and three-bedroom units, ranging in size from 600 to 1,500 square feet.

Barvin did not provide details about the multifamily developments’ amenities.

Barvin added that its goal for the Stella & Braes development is to create a multifamily and retail community that “serves as a ‘living room’ for the greater Braes Heights area and pays homage to its mid-century footprint.”

To make way for the new development, the company began demolishing an existing shopping center this past weekend. The demo work is expected to be completed this week.

The project is being funded by by private investors, including a significant co-investment from Barvin CEO Eric Barvin.

“I’m thrilled to bring new energy and life into an area that has been so important to my upbringing and now my own family’s day-to-day life,” Eric Barvin said. “As Braes Heights residents, we look forward to continuing to contribute to our own backyard for years to come, and we’re confident Stella & Braes will do just that, becoming a true community space.”

Barvin has grown substantially since the company’s founding in 2009. To date, the company has acquired and developed 6,500 units across six markets for a portfolio worth $950 million.

In 2020, Barvin broke ground on its first ground-up multifamily development, at the northwest corner of Knight Road and El Paseo Street near NRG Stadium and the Texas Medical Center.

The five-story, 281-unit building will have five levels of structured parking. Units in the development will feature large windows — many with views with views of the TMC and downtown Houston — walk-in closets, stainless steel appliances, custom cabinetry, quartz countertops, custom pendant lighting, floor-to-ceiling shower surrounds, Google Nest E thermostats and "smart" locks. All of the units will have LED lighting and Teal hot-water systems as energy-saving mechanisms.

Amenities at the development will include a poolside cabana with an outdoor kitchen and lounge area, a community courtyard with a fire pit and biergarten, a reflection area with hammocks, a yoga/flex room, a bike maintenance area, a package room and a dog park with a dog washing station. Additionally, the development will have a business center with multiple conference rooms, a business lounge, a coffee bar and a resident lounge with a fireplace.

That project, which is expected to be delivered later this year, was designed by Dallas-based GFF. Austin-based Oden Hughes is serving as general contractor.

What a departure from what was there before. When riding through the bayou it never made sense that you have all this organic foot traffic combined with the affluence of that neighborhood and all the developments looked sorta run down and rough. You'd look at HAR and just see 650k+ houses for a mile radius from that site, but then you had an old looking cleaners, specs, and whatever rando food joint was rotating into that corner or the one across the bayou. Plus the bayou connection was kinda poor, therefore cutting off access to the families, cyclists, and joggers/walkers who abounded in that area prior to the construction on the bridges. Kind of incredible to go from that to this. 

I like how they threw the 16% population increase in like its no big deal.🤣

Yeah it's like Houston is upgrading it's shopping centers to be more pedestrian focused. This is beautiful.
