This article from October 2018 (at the end) references a "2727 Flats" apartment midrise to be constructed on a small parcel of land on Houston Avenue just across from Woodland Park...with the owner being "2731 Houston Ventures LLC" https://www.virtualbx.com/construction-preview/houston-metro-to-upgrade-northwest-transit-center/ The only permits I can locate are wastewater-related from September. An existing variance request sign for January 2019 is still posted, best I can tell is that they received the variance to reduce the building line from 25ft to 10ft on January 31st. Sharing in case anyone out there has more info on it, or perhaps this one may still be in the works? One significant deviation from the plans is they only put in the parking wells on the west side, there are no wells on the east side. So its just spaces for 6 double lifts instead of 10? I talked to one of the guys on the site a while back and he said it was just going to be 2 levels above the parking and not 3. Rocket_Tx Posted August 20, 2020 Share Posted August 20, 2020 Here is a pic from my balcony (looking south/east) of the foundation. Toward the bottom of the pic is the well for the car lifts. As I mentioned above they only built the ones in the back (east side) and not the ones closer to the street. Elevation wise its a few feet below that carport right behind it. Rocket_Tx Posted August 22, 2020 Share Posted August 22, 2020 Here is a pick from the west side looking over the foundation towards Houston Ave. This shows you how much they built up the foundation level, the elevation of the lot was the same as the ground at the back of the carport. Rocket_Tx Posted August 22, 2020 Share Posted August 22, 2020 The only thing sitting on that slab should be cars, so as long as no one leaves their car parked there during a hurricane/tropical storm, damage would be minimal. Also they could have issues getting out of the building for a couple of days. The flooding has made it up to the top of that carport twice in the last 5 years. The only people this one really affects are the residents of Woodland Park Place that will no longer have their view of Downtown. There are about 4 homes that will have their views blocked 100%. and one house that will be blocked about 25%. The contractors that poured the concrete did a very poor job and ended up damaging several cars. that same contractor has ignored our pleas for resolution for over 3 months. We are really trying to get this resolved. Our concern could be multiplied by several headaches since they are set to pour additional foundations. Does anyone know who financed this property? I have the names and information for The owner, contractor, and subcontractor, but none of them will help. They all point fingers at each other and we are stuck in the middle. Please reply and I will reach out to you personally if you know of a way to help. We are really struggling to find the goodness in our new neighbors....
