Rich's At 2401 San Jacinto St.

There was a thread for this property started by me in either 2016 or 2017. Since the error of a mod banning my account and deleting over five years worth of content from me, everything I contributed to this forum is gone. I was able to retrieve and save some things, but most of it is gone, including the thread for this property (sans one post made September 2019, a few weeks before all of my posts were "accidentally" deleted). I'll try to repost as much of the previous content I can remember (mostly Loopnet listings, archives and articles), but comments from other members and their photos won't be reposted.

2401 Fannin has been Limelight club and Rich's club over the years. During those times, the building and the property it stands upon has been on the market ( for sale) off and on since the mid to late 2000's (maybe before that, I don't know for sure).

The previous thread included an old Loopnet listing (either from 2016 or 2017)  for 2401 San Jacinto included  photos inside the building. I wasn't able to find on Google cache (and I didn't save it) and and couldn't find the archive link for the old listing. The only for sale listing I could find was from earlier this year, which was updated in August before the listing was removed in early October.

The former location of F Bar, 202 Tuam, makes more sense. That club closed in 2017 and has been currently operating as Mynt. That venue's social media accounts have not been updated in a long time.

Also, the Facebook post never specifically states that the new venue will open as Rich's, just that "many of your favorite bartenders, support staff, DJ's and entertainers will return to a once wildly popular address."

From a photo posted to Instagram October 22, a new business is opening in the Rich's Nightclub building at 2401 San Jacinto. The business is from the group behind the interactive art exhibit Playhaus HTX.

Another club is opening on this property named Space or Space Nightclub. It's from District One Inc, the group behind Playhaus HTX.

Replacing nightclub Space at 2401 San Jacinto St is Privacy. It's a bar and lounge from the group behind Ratio, located at 2301 Main St, Suite 200.

I think it will be more of a hookah bar and nightclub. Food is served at Ratio, but I don't know if Privacy will include a dining aspect.

I know you do in-depth research before posting, but I'm wondering what else you have seen relating to this change of branding. "Privacy" is a name used by instagram.com/InfluencersHTX to promote Saturday nights at Space: Instagram.com/privacysaturdays.

I know that Ratio was created by either part or all of the Influencers group and seems to be doing well.

Space has always been crammed to capacity with $40 cover charge and a line around the block, so I'd be interested to see how they would replicate that cash flow with a lounge.

You're right. Privacy is used as a theme night for some night clubs and bars, including Space.

However, one of the owners behind Ratio recently filed an entity for Privacy. They also applied for an alcohol permit under the same name.

While an entity filing, a trade name listed on an alcohol permit, and an Instagram account aren't always conclusive proof (often businesses list one name, but change to another upon opening), in this case, it's more than likely an indication Privacy is preparing to take over the 2401 San Jacinto space.

I find it interesting the group behind Ratio is also taking over or rebranding Space. Prior to Ratio opening at 2301 Main St, Rose Gold operated there. Mario Azodinia acquired Rose Gold from Eighty Six'd Group. He also operates Space. Azodinia also owns others bars and clubs around town. Parma - which was previously an Eighty Six'd  concept - and Seaside Lounge are among them. He is also linked to the bribery scheme involving Mayor Turner's former aide William-Paul Thomas.

Just noticed that the club at 2402 Austin St. has vacated. Any chance that Privacy intends to take that space instead? Much more likely location for a lounge.

On 1/30/24, Privacy Holdings LLC filed TABC applications for MB, FB, & LH at 2402 Austin St.
