I created a thread for this a while back, but I can't find it in through Google cache since all of my contributions to this forum were deleted. So, I'm reupping the thread again minus the posts that were in the previous thread (since I didn't save it and it's been removed from Google cache).

 

 


1505 Oliver Street in the First Ward. This is part of Washington Corridor area of Houston (I think).

Old Loopnet listings for the distribution warehouse at 1505 Oliver St in Houston.

The property at 1505 Oliver St was the  former warehouse for Custom Homeworks.

Lovett Commercial purchased the property in either 2016 or 2017 for redevelopment.


The property was highlighted for retail redevelopment on a map for another Lovett development in 2017, but nothing was listed on the developer's website until recently.

Lovett Commercial recently created a listing for 1505 Oliver St, the site of former warehouse for Custom Homeworks.

The property was purchased in 2017 ( I think ). It's been marked in previous marketing materials for other Lovett projects as a possible redevelopment, but there was never a listing or any other details online for 1505 Oliver until recently.

Within the last month or so (possibly mid October to early November), Lovett Commercial updated its website to include plans for 1505 Oliver St.

This is part of the Dock High District (I think) within the Sawyer Yards. The property sits next to Lovett's other development at 1201 Oliver St (thread about that here - the thread was in the Other Neighborhood forum where I created it, but mods move it to the Heights forum though it is not part of the Heights area.)

Currently being used as storage for many of the materials needed for 1808 Washington (bricks, stone, tile, etc..)

 

Lovett moves at a slower pace as we all know. I imagine once their other Oliver property starts opening tenants, this one will commence. I wouldn't expect completion till 4Q 2020 or 1Q 2021

Unlikely this one is going to have surface parking lot.. I imagine it’ll be similar to the others around it, but just without amenities. Maybe all wood?

They are going to a big expense demolishing the structures on site. Hard to believe they won’t want to make this look compatible to the other luxury apartments, but who knows.

This area is the Old Sixth Ward TIRZ 13. Here are the plans they hope to make happen. Hopefully by Fairfield and Alliance building these two apartment projects directly across from each other it will spur something to happen quickly.

INFORMATION:

5-story wood-framed apartment building with an 8-level concrete parking garage.  There is a total of 346 units and 342,730 gross SF (excluding garage).  There are three ground level courtyards, one includes a pool.

Lovett Commercial workers were loading out a truck with the stuff stored in the warehouse. They said they have till Sunday to remove and load out all the stuff. He asked me if I wanted some bricks or marble countertops. He said they have kept some of it for 15 years and can't even give it away. Said nobody wants marble countertops, everyone wants quartz. He said the bricks are only worth using as pavers because they are so old.
