This thread was originally created January 10, 2016. Previously posted in the Lack of Restaurant Diversity thread but deserves its own thread so we can all keep up with updates in one place.

 

New development at 2702 Yale called Yale Square from Braun Enterprises. Was a Church's Chicken.

Interesting to see that the proposed new Whole Foods is starting to drive new development along Yale.  I'm waiting for someone to do something with that abandoned "Sunset Heights Food Mart" building across the street.  It is really an eyesore...

Anything is better than the ugly Church's Chicken building. This is good news of the proposed demolition to make way for something better looking.

Not sure I understand the 25-ft setback.

 

If the parking is in the rear, as this site layout shows, CoH will let you build closer to the street.

It's the quiznos spot thats not slated to be a Duncan Donuts.

Yale has so much potential. Is there any plan to have this reconstructed? It just seems so random. Each section of this street is different. One has a ditch, the next a curb, the next a pile of on street dirt considered “parking” And this random patterns goes all the way down to about 20th, where it finally becomes cohesive to some degree. Seeing developments like this with parking in the front is just discouraging.

Would love to see Yale redone as a 3-lane street (like Studewood) with wider sidewalks. Barring that, I'd like more people to take advantage of the fact that on-street parking is legal on Yale for most of its length during most of the day.

Speed limit on Yale is 30 mph, but drivers routinely go 45. Speed limit on Heights is 35mph, but drivers routinely go 25. Road design does more to limit traffic speeds than speed limit signs do.

I believe in the last rebuild it was taken up to 12' lanes, so a 3-2 with 11' travel lanes and a 10' turn lane would leave enough space for dedicated permanent parking on both sides of the street. Then bulb out at major intersections and, even if you increase the size of the turn lane to 11' when you lose parking for intersections, you could reduce the crossing distance from 48' to 33'.

It appears Firehouse Subs is no longer planned for 2702 Yale St. Updated leasing materials indicate the space is available for lease again. I'm not certain when the change took place. 

The latest site plan shows 5,130 sf available for lease.

Marketing materials for 2702 Yale St were recently updated.

The site plan indicates Bahama Buck's leasing a unit. Bahama Buck's a national chain specializing in shaved ice and snow cones. There is space available for another tenant or two.

Blue Ox Group is marketing the property.
