1801 North Shepherd was the location of Salmex Auto & Truck Sales for years. It later became Treadsack's Hunky Dory and Bernadine's, now closed.

Houston Heights, a blog and Facebook run by a realtor Allen Jimenez, is floating the rumor that Ford Fry, the chef who owns State of Grace and other restaurants in Atlanta, has leased the property. Supposedly, another State of Grace is opening there or another Fry concept:

State of Grace will be taking over the Hunky Dory / Bernadine's location at 18th and Shepherd.  The Riveroak's venue will reinvent the space, menu, and ambiance.   They are a 4 Star location according to Yelp, and it looks like their menu leans more on the seafood side, so if you love seafood this may be the place to go in the Houston Heights.

Allen has apparently never been to or read about Flying Fish, which is not upscale in any way, shape or form.

I think Sonny might be a bit too far out ahead on this one.  There was "landlord in talks with" Ford Fry rumors, but nothing will move fast with the current tenant being under the jurisdiction of the bankruptcy court and the automatic stay.  You could probably figure out more if you dive through pacer and see if there is anything in the bankruptcy proceeding about the disposition of the lease.  I can wait to find out.

My guess is that the lease is terminated.

When a tenant declares bankruptcy, they have 60 days to declare whether or not they'll retain the lease. In order to retain the lease, the tenant would need to pay any amount in arrears under the terms of the lease. The bankruptcy of the entity that operated these two restaurants (Mothership Ventures) was on March 26th. The restaurants closed almost exactly 60 days later. This indicates to me that they tried to make a go of retaining the lease, but couldn't quite get there. As such, they rejected the lease, at which point any money they owed the landlord becomes an unsecured claim.

If they HAD retained the lease, they wouldn't have closed the restaurants, as continued operation is the only way they could hope to continue to meet their lease obligations. I wouldn't be surprised if the bankruptcy of this particular entity ends up Chapter 7 (liquidation) instead of Chapter 11 (restructuring).  The only other reason they'd retain the lease but cease operations would be if their lease were at significantly below market rate, at which point it becomes an asset that can be liquidated. Given how recently the lease was signed, that's almost certainly not the case.

The fact that the owner is actively seeking tenants is an indication that the bankrupt entity didn't retain the lease.

Ford Fry is opening a restaurant in the Heights, according to a LLC discovered by Eater Houston. But there isn't information as to the location. So it could open here, or in the Braun Heights Waterworks development, or some place else in the Heights.

Here's the article:

Ford Fry is taking over the Hunky Dory and Bernadine built out space at 1801 N Shepherd, opening a Tex Mex restaurant and another restaurant. The Tex-Mex restaurant will be Superica as Eater Houston speculated several times this summer. He's  also opening a seafood restaurant in the adjacent space, which may be The Optimist.

From CultureMap:

After a couple of months of rumors and speculation, State of Grace owner Ford Fry has made it official. The native Houstonian-turned-Atlanta-based-restaurateur will open a Tex-Mex restaurant called Superica and a casual seafood-oriented restaurant in the Heights restaurant spaces formerly occupied by Hunky Dory and Bernadine’s.

Slated to open in the first quarter of 2018, Houston’s Superica will take over Bernadine’s. Fry will expand the seating capacity slightly by incorporating the space currently allocated to the private dining room. Design changes will give both spaces a more casual look that keeps with the Tex-Mex atmosphere without resorting to cliches like pinatas hanging from the ceiling.

...Superica’s atmosphere will help differentiate it from Houston’s numerous Tex-Mex options. Fry channeled the Hill Country as inspiration for State of Grace’s design, and he wants Superica to have a bit of an Austin vibe that takes advantage of the space’s spacious patios and features live music on the weekends.

Atlanta based Tex Mex concept bringing Austin vibe and live music on weekends.  It will be very hard to see such great architecture and interior design get ripped up for a noisy Tex Mex place.

Pretty low bar for great architecture.

It's an L-shaped building w/ a metal roof on a site that is 75% parking lot.

I have not, but I am from Atlanta and still have family there.  I have been to Ford Fry's restaurants in Atlanta.  He is a brilliant chef and it is nice that he is expanding back to where he grew up.  But the Superica concept is very noisy/casual with kitschy stuff on the walls.  You can put it anywhere.  The old Hunky Dory/Bernadine's space could be so much more than a TexMex place.

It was designed by Michael Hsu.  He is pretty much the gold standard for retail/restaurant architects in Texas.

The Ford Fry concept going into the former Hunky Dory/Bernadines space will be called "La Lucha", an homage to the former San Jacinto Inn, serving gulf coast seafood and fried chicken.

La Lucha and Superica at 1801 N Shepherd in Houston are opening in August.

No details on remodeling inside or pictures.

Craigslist:

Chef Ford Fry's Tex-Mex favorite, Superica, brings sunshine to the Houston Heights in August with an Old West-inspired, relaxed yet upbeat vibe alongside music inspired by Austin, colorful décor and enthusiastic service. Texas born and raised, chef Kevin Maxey creates the ultimate spot to experience Texas' take on Mexican cuisine over brunch, lunch, dinner and late-night hanging plus cold, refreshing margaritas.

Opening in August and adjacent to chef Ford Fry's beloved Tex-Mex spot Superica, La Lucha offers a high energy, funky alternative to the Tex-Mex cuisine with a unique and indulgent menu. With influences from chef Fry's childhood memories of over-the-top dining at the San Jacinto Inn, the menu includes the freshest Gulf Coast-only oysters, shrimp, crab, warm biscuits and satisfying fried chicken dinners. Meaning "the Fight," in reference to the Battle of San Jacinto, La Lucha embraces it's rebellious side with its beverage selections, surprising guests with a variety of bubbly wines, outstanding craft beers and the essential stellar tequila and mezcal offerings.

La Lucha and Superica restaurant at 1801 N Shepherd in Houston are opening September 17.

The side-by-side spots will occupy the space at 1801 North Shepherd Drive, formerly occupied by Hunky Dory and Bernadine’s. Superica, a Tex-Mex spot that first opened in Atlanta, will serve classics like queso, tamales, and tacos, along with margaritas like the Matador, made with pineapple and cilantro. Non-alcoholic libations, including jamaica tea and agua frescas, will also be on offer. He may be bringing sand to the desert with Superica — Houston has plenty of excellent Tex-Mex institutions — but perhaps Fry’s status as a native Houstonian will earn him some extra credibility from the city’s diners.

Next door, La Lucha will serve as an homage to Fry’s beloved San Jacinto Inn, where he dined as a child. The brand new restaurant will occupy 4,000 square feet and boasts an outdoor area that will offer lawn bowling and patio seating. As far as the menu is concerned, diners can look forward to dishes like Gulf oysters, chicken fried to order, and burgers. Perhaps most importantly, La Lucha will stay open late on Saturdays and Sundays.

Both La Lucha and Superica will arrive on September 17.

From the restaurant thread linked in the above quoted post...

The Tipping Point is opening their second location at 4721 N Main, Suite M, the former Morningstar on N. Main at Heights Place. Not sure if it was mentioned anywhere but they have some of the best coffee in the city so pretty pumped for another location.

The Tipping Point Coffee held a soft opening last week. It's open for limited hours on the weekends until it fully opens.
