The 8,250 SF tract at 223 Westheimer, next to Georges Bistro, will be developed into a commercial property. Davis Commercial recently sold the tract (archived link and Loopnet link), marketed as a rare Westheimer tract.

Davis Commercial Real Estate has arranged the sale of a commercial land parcel located at 223 Westheimer in Montrose. Gazebo Management Inc. acquired the 8,250-square-foot site for the development of a dumpling restaurant. Mark Davis of Davis Commercial represented the undisclosed seller, while Charles Kwon of Realm Real Estate Professionals represented the buyer. The acquisition price was not released.

Realty News Report: You just sold a Lower Westheimer site for a restaurant? What was its name? Can you please tell me more?
 

Mark Davis: This site was owned by the El Tiempo folks, who originally purchased it for parking for their new El Tiempo restaurant up the street at Westheimer and Taft. As it turns out, they didn’t need it, but to my above point, parking is at a premium in the area and it is not economically feasible for folks to pay $75-$100 PSF for land for parking. (The recent deal: Mark Davis brokered the sale of 8,250 SF of commercial land located at 223 Westheimer to Gazebo Management. A dumpling restaurant will be developed on the property.)

While riding the 82 I went past this lot, and its literally just a small plain white building that will be tucked into the back of the lot with parking in front. No idea what will be going into the building, but its a pretty small one.

Another rendering  of the building built recently on the vacant lot at 223 Westheimer in Montrose. This is in the Avondale subdivision in Houston.

The building built on the lot will be dumpling restaurant: Pling.

Pling will seat 20.


The design of the restaurant comes from Blank Design, an architecture and consulting company in Brooklyn, New York. Blank Design also designed the Tim Ho Wan restaurants in the states (and will design the one opening in Katy, TX next year).

Hmmmmm just my $.02 but sometimes,it seems the further down "lower" Westheimer, from intersection of Westheimer and Montrose; the more difficult for a new businesses to be successful. I think back at how many prior  restaurants had cratered at El Tiempo location.

Last week on Instagram, I saw renderings for a forthcoming brunch-forward restaurant in Montrose. The renderings seem to kind of match the layout of the former Pling restaurant at 223 Westheimer Rd. I don't want to repost the renderings in this topic because I'm not certain if the images are related to 223 Westheimer.

Maybe there will be more details soon.

Several occupancy permits for 223 Westheimer Rd were purchased in late January: 1 story occupancy inspection permit and a  certificate of occupancy permit.


Details from the permits:

  • FCC Group: Non-residential alteration


As mentioned in a previous post, a Thai restaurant called Sala / Sala Thai Eatery is opening at 223 Westheimer Rd. The building was last occupied by Korean dumpling restaurant Pling.
