    Embassy Suites To Send Envoy to Baylor’s Old Dryden Haunt in the Medical Center
     

    Just north of the hypodermic peaks of the St. Luke’s Medical Tower on Main St., the tower at 1709 Dryden Rd. is slated for redevelopment as the Medical Center Crossing complex — the office space, leased by Baylor as recently as 2013, will be converted into an Embassy Suites hotel (shown from the northeast corner in the rendering above). The tower was sold at the end of 2014 to an entity connected to Pritesh Patel — the Fort Worth developer who previously purchased the Samuel F. Carter building at 806 Main St. and turned it into a JW Marriott after peeling off the building’s extra glass-and-marble skin.

     

    Ground-level retail will remain and expand — a siteplan released by Transwestern shows most of the building’s remaining restaurant tenants still in place, with an existing parking garage ramp exiting onto Fannin seemingly replaced by a 1,670-sq.-ft. storefront spot (Retail E in the plan below):

     

    The Chipotle at the corner of Dryden and Fannin (right alongside the southbound Dryden/TMC light-rail stop) looks as though it will remain in place, pending the outcome of the chain’s ongoing run-in with federal authorities. The Starbucks next door appears in the current plans as well, as do Subway and Salata.

     

    Around the corner on the Main St. side of the siteplan, only Cliff’s Grill remains in place, where it has been flipping patties since 1978.

 Developer proposes Medical Center redevelopment with hotel
  

 A plan is stirring to renovate the Medical Towers office development in the Texas Medical Center and add a 230-room Embassy Suites to the site at 1709 Dryden.
 
Renderings and a site plan of the future project are shown in a marketing brochure being circulated by retail brokers with commercial real estate firm Transwestern.
 
The development, which will include 23,000 square-feet of restaurant/retail space on the street level, is to be called Medical Center Crossing.
 
 An entity affiliated with Pearl Hospitality purchased the medical center property at the end of 2014, records show. Pearl recently turned downtown's 806 Main into a JW Marriott.

 Baylor College of Medicine has had offices in the Medical Towers building, which was developed in 1956 and designed by Skidmore, Owings and Merrill.
 
 OffCite.org, the website for Rice Design Alliance's Cite magazine, describes the property's design, which has won several awards.

 In a concession to Houston's hot, sunny climate, the long elevations of the rectangular tower are clad with a curtain wall of turquoise, enameled-steel panels that alternate with narrow strips of dark gray, tinted solar glass. The narrow end walls, roughly facing east and west, are solid brick. In 1954, the building won a design award in the first annual P/A Awards program. The Medical Towers Building went on to win a national design award from the AIA and a statewide design award from the Texas Society of Architects, both in 1957. It also won a design award from the Houston AIA in 1960.

Lubbock, Texas-based Pearl Hospitality is moving forward on it latest Houston-area hotel with plans to break ground at the end of 2017.
 

Archit Sanghvi, regional vice president at Pearl Hospitality's JW Marriott Houston Downtown, told the Houston Business Journal that the hospitality group is currently in the design phases of its the Embassy Suites in the Texas Medical Center. Pearl expects to open the hotel by the end of 2018, Sanghvi said.

Antone’s Famous Po’ Boys, one of the Eater’s essential spots to grab the N’awlins-style sandwich, will open a new location in the Medical Center this summer.


The new outpost will be located at 6618 Fannin Street at the base of the Medical Towers Building, which faces the Dryden/TMC MetroRail stop and Texas Children’s Hospital. Construction Concepts will oversee the buildout of the 1,960-square-foot space which will feature counter service and seating for 50 diners. The interior design of this new spot is getting a revamp, along with Antone’s other restaurants located at 4520 San Felipe Street and 2724 W TC Jester Boulevard.

Pearl Hospitality announced plans Wednesday to redevelop a landmark midcentury modern office building in the Texas Medical Center into a Westin hotel.

The Houston developer is renovating the 1956 Medical Towers, 1709 Dryden, into the Westin Houston Medical Center. The 18-story luxury hotel will offer 273 rooms, ranging from a 350-square-foot King room to a 1,200-square-foot presidential suite, as well as 13 extended-stay rooms outfitted with an apartment-style kitchen and closets ideal for patients seeking long-term care at the Medical Center.
 
An 18,000-square-foot amenity deck will be built on top of the four-story garage. Amenities include a resort-style pool, fitness center, a restaurant, cafe and bar, 10,000 square feet of meeting space and two outdoor terraces overlooking the Museum District and the Rice University.
 
Pearl plans to add additional restaurants to the street-level retail, which already includes several fast-casual options including Chipotle, Halal Guys and Salata. The streets surrounding the hotel will be redesigned, adding a curb cut for a valet parking entrance, sidewalks lined with trees and patio dining space.
The Westin Houston Medical Center is expected to open early next year.
 
Medical Towers, designed by the architects of the United Nations Secretariat Building and Lever House in New York, was one of the first International Style buildings in Houston. These post-World War II podium buildings emphasize clean, minimalist lines over classic, ornate designs.

Randy McCaslin, founder and CEO of Houston-based McCaslin Hotel Consulting and formerly of CBRE Hotels, worked in an advisory role on Houston-based Pearl Hospitality’s latest project in Houston: the conversion of original Medical Towers at 1709 Dryden into a new 273-room luxury high-rise hotel with outdoor terraces, a health club, restaurant and retail space. The new Westin Houston Medical Center will debut early next year, and McCaslin said it’s a tremendously needed addition to the submarket.
 

McCaslin spoke with the HBJ about demand in the Texas Medical Center and the remaining need for resources in one of the city’s densest submarkets.


 

What’s the significance of this hotel for the Texas Medical Center?
 

Well, the InterContinental opened, which is another upscale, full-service hotel. As far as hotels goes, there hasn’t been new development in the Texas Medical Center in many years, and there’s a massive need for patients, for lenders (and) for researchers. The demand is so deep – it’s just amazing. There’s not a good meeting facility in the TMC right now… so (those working in the Texas Medical Center) have to go downtown for meetings and conferences. This Westin, and what they’re doing in the old Medical Towers, those two hotels will really help the medical center tremendously.


 

With this hotel, as well as the recently opened InterContinental hotel, would you say the majority of the Texas Medical Center’s hotel demand has been captured?
 

It’s real hard to say. I’ve done several studies in the Texas Medical Center, and I don’t think (these hotels) capture all of the demand. I think they’ll make a nice dent in it.
 

Because the Texas Medical Center’s (hotels) are full most of the time, a lot of people have been going to the Galleria for hotels. Hotels over there have created medical packages for patients and offer shuttles (to the Texas Medical Center). So, demand has been leaving the Texas Medical Center, because of the lack of new hotel space. With these new hotels, a lot of that demand will come back into the medical center area. 


 

Do you see this project as being a boon to the Texas Medical Center’s existing retail and restaurant offerings?
 

The Texas Medical Center has 60,000 employees … so it’s massive. These hotels will bring some people back into the market. There is a need for more services and restaurants in the Texas Medical Center just because of the sheer volume (of people who work in that submarket). … Having two new hotels there isn’t going to change everything overnight, though.

From Eater Houston this morning:


 

A rep from SusieCakes confirmed that the bakery is headed to Texas Medical Center, with an outpost expected to open at 1709 Dryden Road in Houston (no suite numbers are available yet). This is quite close to the chain’s current Rice Village bakery, which opened in November 2017.
 

The new Medical Center location is expected to open in late summer or early fall. SusieCakes is known for its frosting-filled cupcakes, but that’s just the beginning of the baked goods on offer. Made-from-scratch goodies include pies, brownies, cookies, cheesecakes, puddings, whoopie pies, and more.
