Several fast-casual restaurants -- including MOD Pizza, Antone's Po'Boys and Roti Modern Mediterranean -- are slated to open later this year in the Texas Medical Center, broadening the dining options for medical professionals and patients.
 

Pearl Hospitality on Wednesday announced seven new tenants for the ground floor of the historic Medical Towers, which is being redeveloped into a 273-room Westin Hotel. The Houston developer has signed lease agreements with MOD Pizza, Roti Modern Mediterranean, Poke in the Bowl, Antone's, JuiceLand, SusieCakes and The Halal Guys.

These restaurants will join existing tenants Starbucks, Chipotle, Salata and Cliff's Grill as well as a new PNC Bank location on the corner of Main and Dryden across the street from Houston Methodist and Texas Children's hospitals.

Meanwhile, Pearl Hospitality — which in 2014 opened Downtown’s J.W. Marriott in the historic Carter building — will transform the mid-century Medical Towers into the Westin Houston Med Center (1709 Dryden Rd.). Slated to open in April 2020, the property will have standard guest rooms as well as 13 extended-stay, apartment-style rooms for patients undergoing long-term care at area hospitals.

I shared this on Twitter yesterday regarding the last vacant ground floor suite at Medical Center Crossing, located at 1709 Dryden (Houston):

 

 

Hmm...Texas Medical Center is gaining a new barbecue restaurant. Citadel BBQ fills the remaining ground floor unit at Medical Center Crossing (Dryden & Fannin). Does anyone know more?

I don't know anything about this barbecue restaurant or anyone involved. A web domain for citadelbbq.com was purchased in October.

The Westin Houston Medical Center officially opened this week, following a soft opening late last year.

 

Houston-based Pearl Hospitality had its eye on the former Medical Towers Building, at 1709 Dryden Road, for some time because of its “good bones,” said Archit Sanghvi, vice president of operations.

 

Constructed in 1954, the building was one of the first to go vertical in the Texas Medical Center following World War II. The building was designed by the architectural firm Goleman & Rolfe in consultation with Pritzker prize-winning architect Gordon Bunshaft of Skidmore, Owings and Merrill.

 

Much of the plan for the renovated hotel embraces the building’s mid-century modernist design.

 

Pearl Hospitality initially planned to make the hotel an Embassy Suites location but opted to go with Westin because the latter brand’s focus on wellness and well-being matched better with the overall concept for the space.

 

“It made more sense given our connection to the Texas Medical Center,” Sanghvi said.

 

Sanghvi declined to comment on how much Pearl Hospitality spent to renovate the building. However, records filed with the Texas Department of Licensing and Regulation when the project was slated to be an Embassy Suites pegged the cost at $17.8 million. The property was valued at $14.8 million as of Jan. 1, 2019, according to Harris County Appraisal District records.

 

While Pearl Hospitality served as developer and operator on the remodel effort, Collaborative Engineering Group served as project engineer, and Henderson Rogers served as structural engineer. Texas HRE Construction oversaw the project as general contractor. The design was led by BBR Architects, and the interior design was overseen by Baskervill. Other than BBR

 

Architects and Baskervill, which are based in Kansas City, Missouri, and Richmond, Virginia, respectively, all of the companies that worked on the project are based in Houston.

Pearl Hospitality originally anticipated a 2017 groundbreaking with the renovation expected to be complete by the end of 2018, the Houston Business Journal previously reported.

 

However, the company ended up not starting work until 2018.

 

Part of the delay was due to the building’s designation as a historic landmark. In order to move ahead with the renovation, Pearl Hospitality had to agree to preserve the exterior look of the building. That meant Pearl Hospitality had to alter the design for the twin patios on either side of the building to ensure they were not visible from the street.

 

“It created some challenges, but it was important to maintain the look of this historic property,” Sanghvi said.

 

That said, Pearl Hospitality is used to dealing with the complexities of historic preservation. The company was behind the conversion of the historic Samuel F. Carter building downtown into what is now JW Marriott Houston Downtown. That building was built in 1910 as the first steel-framed skyscraper in Houston.

 

Now that the renovations to the former Medical Towers Building are complete, Sanghvi said he’s looking forward to letting people know The Westin Houston Medical Center is open for business.

 

“For so long, there hasn't been very many options when people come to the Texas Medical Center on business or to stay with their loved ones,” Sanghvi said. “We want to provide a place where people can go to get away from the stresses of those situations by embracing wellness in everything we do.”
