Developer: GenCap Partners Inc Architect: JHP Architects + SJL Design Group Estimated Completion: 2Q 2020 From HBJ (July 3, 2019): A 350-unit apartment complex called The Sarah at Lake Houston broke ground in northeast Houston last month. Dallas-based GenCap Partners Inc. bought a 17-acre parcel of land at 17810 West Lake Houston Parkway in the Atascocita area for the project, according to a press release from JLL. The site is west of Lake Houston, just south of Atascocita High School and just north of The Groves, a master-planned community that Dallas-based Ashlar Development LLC acquired in 2017. Chris Bergmann Jr. with JLL represented GenCap, and Anne Vickery & Associates represented the seller. Both the seller and sales price are confidential, per the release. The Harris County Appraisal District has two property records for the 17810 West Lake Houston Parkway site. One is for about 16.3 acres of vacant land with a market value of $3.55 million, and the other is for 1 acre of land that has a single-family home built in 2001 and a total property value of $452,268. Scott and Amy Schovajsa are listed as the owners, per HCAD. The Sarah at Lake Houston was designed by Dallas-based JHP Architects, and Dallas-based SJL Design Group handled the interior design. Texas-based Oden Hughes Taylor Construction is the general contractor. Houston-based Amegy Bank is providing construction financing, per the release. The three-story, wood-framed project is expected to be complete in the second quarter of 2020. It will offer one-, two- and three-bedroom units, including some townhomes, ranging from 560 to 1,616 square feet, per the release. Units will feature: 9-foot ceilings Wood-style flooring Quartz countertops with tile backsplashes Custom 42-inch cabinets Under-cabinet lights Stainless-steel appliances, including gas ranges and full-size washers and dryers Dual-pane Low-E energy efficient windows Energy-efficient air conditioning and heating systems Unlimited hot water with the TEAL system Community amenities will include: Club area with multiple flat-screen TVs Private party room with catering kitchen and storage Fitness center with high-grade cardio, weight-training and indoor cycling equipment On-site pet spa and dog park Outdoor sundeck with resort-style pool, lap pool and pool side cabanas Biergarten and gathering courtyard “With the growng population in the Humble area and the superb surrounding amenities, we have no doubt this is a great location for our newest upscale apartment community,” Todd Thomas, GenCap’s senior vice president, said in the release. “These units will be very affordable and appeal to a mix of families and young adults.” Meanwhile, GenCap has additional plans for Houston-area projects, and JLL currently is Development Map Location: Link to comment Share on other sites More sharing options...
