The Astoria Condos at 1405 Post Oak Boulevard

Besides, adding lanes of traffic does nothing in the long term.

Never mind that 610 itself was just expanded a few years ago.

.

Since the other nonsense was already responded to.. I'm pretty sure 610 wasn't expanded at all when they rebuilt it because of the Afton Oaks, err, Memorial Park supporters (they start to become one in the same) wouldn't allow them to expand it through Memorial Park..

(1)  No it is not just as bad as it was 10 years ago,  and (2) Just imagine how bad traffic would now be on the Katy Freeway,not to mention Northwest Freeway, Westpark Tollway, Southwest Freeway, Westheimer Rd, Memorial, etc etc. had the Katy Freeway not been expanded.

 

I don't want to get too far into this, but you're assuming that the growth to the west of Houston would have happened even if they didn't build those freeways.

 

I would argue that without expanding the Katy, building the Westpark tollway, etc that we don't see places Cinco Ranch get built.

 

Induced demand is a real thing and until ppl understand that, we're doomed to keep repeating the 'build more lanes, build more suburban communities' rinse and repeat that we've been doing for the last 60+ years.

Well, this thread is officially side tracked..

Are you suggesting we don't add any more capacity to our roadways as millions more people continue to move here??

I wasn't aware expanding 610 would spur more suburban development. :rolleyes: if anything, not doing anything about our inner city traffic problems would sway more people to suburban living, to "avoid all the traffic".

If you assume that everyone has to drive their own car to work, then building more and more freeways is the only answer.

It's close to Thanksgiving. Did you expect any argument / discussion to stay on topic? 

 

The fact that we didn't end up on the topic of religion or politics is some sort of minor miracle.

Looks like scaffolding is going up on the South side of the podium.

Visually, this side of the Galleria area has become super dense almost overnight with this, the office building across the street and the Bellifore, which I didn't realize was so close.

 

With the other projects planned at this end of Post Oak, it will have more of a downtown feel.

Curious to see what other projects move forward in the near future - Lynd is apparently out of the amreit post oak/San Felipe site. My understanding is that it had more to do with amreit's sale then market conditions.

They backed out of negotiations to purchase? Bummer. It still probably won't take long to sell, regardless of market conditions.

It will be interesting to see how the crown turns out from the angle in that first picture. Looks kinda squatty.

The view of this as you drive east through the 4 Oaks development is pretty cool.  At the light on Post Oak it feels like the road just dead-ends into Astoria (obviously it doesn't, but it's a cool feel).

The garage looks almost as bad as the cosmopolitan.

"Oh, is that a garage? With all of Randall's fancy architectural detailing he's known for (faux this, faux that.. Here a faux, there a faux everywhere he builds it's faux) sorry. The old Macdonald had a farm song got stuck in my head. I digressed. I'm sure he will crap it up before it's finished.

Generally speaking, Mr. Davis prefers to spend money on the one side of the building, because as you know a high rise (and parking garage) can only be seen from that side. At least that's what appears to be his m.o.

It's a nice looking rendering. But the building will only look like that if the lights are on in every room of every unit... Not likely to happen, especially since many buyers are foreign nationals.

Which side of the Cosmo did he spend money on???

I'm fairly certain he spent several hundred dollars on the paper mâché adornments on that one side. And it really, really shows.

heh, I just jumped on 610 from San Felipe after touring the High Creek District, heading up to Woodway so I could get this picture and then head into downtown to check out the other developments.

They're putting white paneling over the green wall on the south side. I'm wondering if that's going to really be the final covering. Imagining the whole thing like that and it's going to look like a giant shiny plastic building.

Something has changed on the last two floors that have been poured.  They are taller, and have a reinforced corner (south-east end).  I remember reading that some of the condo's were going to have soaking pools... wonder if that's what it is.
