Yes. I know it is. I saw you connected the group to the purchase of the land. That's why I quoted you (Thanks for finding that originally and sharing).

But what wasn't in your post was the name of the entity and other restaurants of theirs besides Twin Peaks. I posted that bit because the conversations were about Twin Peaks, jokingly I know. But I posted that to 1) show they run more than Twin Peaks and it will not be a Twin Peaks and 2) so the entity and its restaurants appear in the search on the forum and on Google.

Also as I posted above, there are other restaurants it could be. One being the one Houston Chronicle reported and the other directly connected to this property, listed under the entity name. Which goes back again to why I posted the entity name. You know good and well Reddit, news stations, CultureMap, Houston Business Journal and Eater scroll this forum for posts to report as their exclusives.

Something tells me that no one would've mentioned it as a Roy Rogers until I brought it up in this thread. It's all an example of what is dubbed by others as "information laundering", where the news media will pick up things on Internet forums and Twitter feeds, true or not, and report it, making it "legitimate" in the process.

Y'all hush it! haha!

It's all love here!

and hey i can almost GUARANTEE that this will indeed be the Velvet Taco location as i had read multiple reports of Velvet Taco coming to Uptown including here....and when i spoke to Velvet Taco staff one time on Westheimer, they laughed about knocking down some place that needed to be knocked down....so.................... 😮

BUT i will admit...i was excited to have a Twin Peaks walking distance for sport events etc (plus they do have incredible pulled pork nachos! 😉)

And if you take issue with the posting of articles, take that same energy and direct it to renderings too, since it falls under the same use. Oh, but, wait, you copy and paste renderings too as you did before posting your rant. But go off on me...

I appreciate all the posts you've been making, summarizing available material about various projects to help everyone keep up to speed on their development, but the way you totally overreact when you perceive even the slightest bit of criticism is negating that.  And it's really hard to take you seriously when you keep responding with animated GIFs.  Please keep doing what you do best, and please avoid the pettiness.  I wish there were a setting in here to turn off animated GIFs, which contribute nothing to the discussion.

Since 2626 W Loop South Realty LLC  is connected to Front Burner Group Dining, this could be one of two restaurants.

1.  2626 W Loop South ( 2626 West Loop S ) near the Galleria in Houston could become Velvet Taco. Velvet Taco is a division of Dallas-based Front Burner Restaurants ( Front Burner Group Dining )

The Houston Chronicle reported in April of a Galleria location for Velvet Taco:

Popular Dallas import Velvet Taco is set to open two new locations in Houston... What's more, plans are already in the works for a fourth outpost. Dover said the company has its sites set on opening a location in The Galleria area in early 2020.

see that link that y'all have posted?

look at the text appearing on the video:

Zone D'Erotica to be replaced with Taco Shop!!!

funny they don't say that in the article haha!

@gene I saw that. I find it confusing when news sites create more than one report on the same topic, with the same timestamp, but have different headlines for each. Freaking confusing.

But yes, the headline for the other KHOU article with " Zone d'Erotica to be replaced with taco shop" and what we know about the purchaser confirms it will become a Velvet Taco.

I neither like or dislike Velvet Taco, but my opinion of this is, "moo."  It will be a great late night dining choice.

Are we certain the Shell gas station on the corner will be or has been purchased? Or is negotiations for sale by Front Burner?

If not, then might I suggest mods consider splitting this topic? One for the Shell gas station property and another for the Zone d'Erotica one.

Soil testing occurring at 610 and Westheimer

Soil testing is done when new construction is being considered. It's also done when there are environmental concerns (i.e., leaking fuel tanks).
Is there an indication as to why soil testing is being done at this location?

Can't really speak to the tacos, but if I worked in the area, the Mondays where I picked up a $10 backdoor chicken on the way home would probably outnumber the Mondays when I didn't.

Houston Chronicle confirmed what we speculated, the Zone d'Erotica building ( a smoke shop before that prior to the closing of Luke's Hamburger ) at 2626 W Loop South will become a Velvet Taco.

From Houston Chronicle:

UPDATE: Tuesday afternoon, a representative for Velvet Taco confirmed the Dallas import will open its fourth Houston location at the former Zone d'Erotica space in 2020.

A residential mid-rise/high-rise with retail taking over the entire corner (including the Dillard's parking lot) would be ideal.

Are we sure soil testing at the Shell is related? No news articles mention the gas station as part of the sale.

Velvet Taco already has two locations in Houston -- Montrose and the Washington corridor -- so planting one on the west side of town makes sense. They're not bad and, even if they aren't the greatest tacos ever, it's a heck of a lot better than an abandoned porn store.

ETA: I guess they're going to be opening one on North Shepherd as well, according to the Chronicle.

Can someone with more knowledge about construction tell me if a one story restaurant would need soil testing done? I feel like this only gets done for larger projects but I'm not informed on the subject.

If its a brand new building. Yes.  For a new building, its often worth it. The soils in the Houston Area are typically described as "high plasticity soils" which can mean the soil is susceptible to expanding or contracting based on the moisture content of the soil. For a new building, you want the geotech engineer to provide recommendations on how to mitigate that. From a structural engineering perspective, the code has prescriptive minimum values for soil that can be used, but theyre really crappy. So the owner can save a bunch of construction costs on foundation by getting a geotechnical report.

For a renovating building, its less common, but I have required Geotech reports if theyre expanding the building or performing significant modifications--- or if the original report/data is missing. I'm working on a project right now (not in Houston) where the building was 2 stories, and they decided to build a substantial patio outside the building... they got soil samples for that.

I actually really like the Velvet Taco on Westheimer near Montrose...cool upstairs/downstairs with patios off of each and their Chicken & Waffle taco is dang good especially...

(i mean i would prefer Torchy's but in a similar building like VT! honestly just happy with all the new stuff popping up in my area!)

Velvet Taco appoints new CEO

https://www.bizjournals.com/houston/news/2019/08/29/velvet-taco-clay-dover.html

Quote

Dallas-based Velvet Taco has appointed President Clay Dover as the company’s new CEO.

Dover joined Velvet Taco as president in early 2017 and has helped grow the brand from four restaurants to 11 locations, with five more scheduled locations to open in the remainder of 2019.

The company already has two locations in Houston — one on Washington Avenue and the other on Westheimer Road in Montrose. A third is expected to open at 2001 N. Shepherd Drive in the Heights this October, and another is planned for the former Zone d'Erotica space at 2626 W. Loop S. in the Galleria. That fourth location is expected to open in 2020.

Last I saw, they hadn't started on the Heights one either at the old Jack in the Box, I'm not sure what the hold up is because I'd also like to see both buildings gone
