A New York-based coworking company has set its sights on Houston for its latest expansion.

Serendipity Labs Coworking signed on to occupy more than 28,000 square feet of space on the 20th floor of the Marathon Oil Tower. The lease was signed by Houston-based Cameron Management, which acted as developer for Serendipity Labs.

Serendipity targeted the Marathon Oil Tower, located at 5555 San Felipe Street, for its first coworking space in Houston because of its location in the growing Uptown/Galleria submarket, the company said in a news release.

The project is currently in the design stage, a Serendipity Labs spokeswoman said in an email. Serendipity Labs expects to open its new coworking space in the third quarter of 2020, the company said. Coworking tenants will be able to sign up for space within 60 days of the site’s opening.

Houston’s Basic Builders Inc. will serve as general contractor for the project, with New Jersey-based Sargenti Architects designing the space and the Houston office of KCI Technologies serving as engineer.

The coworking space will cover the entire 20th floor of the building. Coworking tenants will have access to lounges, offices and team rooms for one to 10 people, as well as team suites for up to 50. The space will also have meeting space for up to 75 workers.

Redo Unveiled for 600,000 SF Chunk of Vacancy

HOUSTON – (Realty News Report) – Since 1983, Marathon Oil has been the namesake tenant of a 41-story skyscraper near Houston’s Galleria area.

But Marathon Oil will be moving out soon, heading westward to its new headquarters building, which is under construction near City Centre.

Beginning in 2022, 21 contiguous floors totaling 600,000 SF of office space will be available for lease.

Rebranded as 5555 San Felipe, the office building bravely addresses the future – and indeed, fortitude is required to operate in Houston’s office market, which reportedly has the highest vacancy rate in the nation. The availability rate is around 25 percent.

The owner of the suburban skyscraper – M-M Properties – have spent heavily to complete a $15 million interior renovation.
