I did not know there were two buildings there.  Last week I thought to myself when is that single story office bldg going to come down.  Thought it's time was near! That second building is really far back on the property.

HOUSTON, TX – HFF announced today that it has arranged financing for Meyer Grove Apartments, a 227-unit multi-housing community in Houston, Texas.
 
Working exclusively on behalf of Rockwell Management Corporation, HFF placed the 10-year, 4.37 percent, fixed-rate FNMA loan through Greystone Servicing Corporation, Inc.  Loan proceeds were used to acquire the property.
 
Meyer Grove Apartments is located at 4605 N. Braeswood directly across Loop 610 from Meyerland Plaza in southwest Houston.  The 7.34-acre site is close to the Texas Medical Center, The Galleria and Greenway Plaza. 
 
The 99 percent occupied property has seven residential buildings with one-, two- and three-bedroom units.  Community amenities include three swimming pools and two laundry facilities.
 
Houston-based Rockwell Management Corporation currently manages 20 multifamily properties with more than 5,000 units and six office buildings totaling 530,000 square feet.

Did a little digging and the original owners, HFF Houston, that bought the property that were potentially going to build apartments here is now part JLL. Don't know if this means the apartments are still happening, but normally when a merger happens like this the new company has to take time to comb through the older companies assets. Hopefully they will still go thru with the plans.

After enduring multiple floods, the demolished Meyergrove Apartment property located at North Braeswood and I-610 could soon become a flood mitigation project in the Brays Bayou watershed.

 

The Harris County Flood Control District purchased the 7.7-acre site for $14.3 million in October, and preparations are underway to secure contracts for additional study and engineering for the site, HCFCD deputy director Matt Zeve said.

 

“It’s a lot of money, but I’d like to provide as much flood protection as possible, knowing the magnitude of the problem there and the density of development,” Zeve said.

Open lots with enough acreage to allow for effective detention facilities are rare inside the Loop, he said. “When we see a good opportunity like this, we do our best to make use of it.”

I used to ride by these apartments all the time but the continuing flooding doomed them, the constant work on the trails stopped me from riding them a couple years ago. I wonder what they will do to maintain the Braes Bayou Bike trail that goes right next to them if they use it for flood detention. Hopefully the build a bike bridge over the pond.

The site will include three interconnected wet-bottom basins with new drainage pipes to transfer overflow. Volunteers sought for Brays Bayou green space cleanup effort

It will not be an overnight job, but the Brays Bayou Association, along with partner Bayou Preservation Association, is asking Meyerland-area residents to volunteer for an upcoming trash pickup event at a site that is in line for a future greenway project.

From 9 a.m.-11 a.m. April 24, volunteers will clean up a 20-acre area just inside Loop 610 and south of Brays Bayou. Though not given an official name, Brays Bayou Association has called the section the Meyer tract detention basin.


The event comes ahead of the future installation of a segment of trail from Stella Link Road to South Rice Avenue, which is under review and planned for sometime in 2022, according to the Houston Parks Board, the group managing the project. It is part of the board’s $220 million Bayou Greenways 2020 project, a public-private partnership that has been building out 150 miles of new trails and 3,000 acres of green space across the city.

The Meyer detention basin will include a new pedestrian bridge over Willow Waterhole, along with the trail, which will utilize the existing drainage weir just south of Brays Bayou that will stretch all the way under Loop 610 to South Rice Avenue for that portion of the project.
