dbigtex56
I'm a little confused. The Oxberry Group link lists the address as 605 Dennis, but the Shop Company link has it at 606 Dennis. (The building at 606 Dennis is a video game service company, and has been in the same name for more than 30 years, per HCAD.)

You would think they would at least look more appealing.

(The building at 606 Dennis is a video game service company, and has been in the same name for more than 30 years, per HCAD.) I think HCAD is wrong here. The property at 606 Dennis looks to have been transferred via a post probate action in 2003 to the current owners. The documents available on the County Clerks site show the current owners having different names that what HCAD has. I've found that it is often necessary to check the County Clerk's site for the last word on some of these properties. There's no sign of any recent sales, though. 605 Dennis would be across the street, and isn't a valid address. However, there is a property at 605 Drew, the lot that backs on to 606 Dennis. The Shop Companies page shows the development is 20,000 sq ft, which could be the 10,000 sq feet on Dennis, the 5000 at 605 Drew, and the 5000 sq ft at 2703 Smith, the corner of Smith and Drew on this block. I don't see any recent filings that indicate sales, but that doesn't mean much.

j_cuevas713
Think about if the city had already eliminated parking mins in Midtown and Eado. This is getting ridiculous. There is a ton of off street parking and the neighborhood is fully walkable.

They will try to renovate three of the existing four structures.
hindesky
Couldn't find this site but the old H.A.Franz building and some of the surrounding block is being transformed into new retail spots. Merge if necessary. 30+ years ago when I worked in the video gaming industry I used to go here for parts.

Texasota
And look at that; the market working as it should. Midtown gets less parking than would have previously been required, while the Cannon way out past the Beltway gets plenty of parking regardless of requirements. 5
j_cuevas713
Wow this is awesome! I drove through town last nite from my new spot on Airline. I went through Midtown and Montrose and let me just say that I was very impressed with how well this city is coming together. The Drewery is going to set an incredible standard for Midtown development and with the parking mins lifted, you can only imagine just how dense and urban these parts of the city will become. This the food hall from Company Nomads. After the group's relocation plans to East Village in EaDo fell through (replacing Chapman & Kirby), I was directed to an entity filed soon after signaling a possible next move. Some time this spring, Conservatory Midtown LLC was formed. Conservatory will occupy a unit (or units) in building A, shown on the above site plan. I don't know if it will take up portions of the first and second floors. It's possible. Previous articles announcing the food Hall's move to East Downtown referenced the group's plans to utilize an outdoor patio space. This development offers that option.
hindesky
Midtown Project to Host Conservatory Food Hall, Hot Chicken Eatery The popular hall is coming back, and a California-based spot is joining them. By Timothy Malcolm 2/11/2021 at 11:40am OXBERRY GROUP ANNOUNCED ON THURSDAY that The Crossing at Midtown, its retail project of 19,000 square feet at 610 Dennis St, is fully leased and will include the return of Conservatory food hall and a Houston newcomer, California-based eatery Dave’s Hot Chicken. Conservatory, Houston’s long-running underground food hall at 1010 Prairie St in Downtown Houston, ended operation in late 2019. Since then Underground Hall has opened in the space, and Company of Nomads, which operates Conservatory, has talked about re-opening the concept in another part of the city. At The Crossing at Midtown, Conservatory will be a 17,250-square-foot space with a 4,000-square-foot garden patio. Dave’s Hot Chicken, which specializes in Nashville hot chicken tenders and sliders, will occupy a 2,500-square-foot space at The Crossing at Midtown. In 2018 Dave’s was born in East Hollywood, California, and now has about a dozen locations throughout California and in Toronto, Ontario. Late in 2020, it was reported that the fast-casual restaurant will be opening more than two-dozen units in Texas, with most coming to Houston. Oxberry Group says to expect the businesses to open either in spring or summer; we’ve reached out to Company of Nomads for more information about Conservatory’s opening and will update with more information.

Oxberry must have been desperate to fill the space. That's a ton of exposure to a tenant that is known to back out of deals / default.
