Alta River Oaks: Multifamily At 3636 W. Dallas St.

Does that 10’ dimension from the building line to the W. Dallas right of way mean we are getting a building that will come up almost to the sidewalk?

 

This must have been an expensive piece of land to buy considering that the 4.5 acres near it went for over $30 million. Could a wrap make sense here or would you need a high rise to make the investment worthwhile?

Its actually the opposite. The building line will be 10' from the sidewalk, so no it will not be right up against the sidewalk.

10- and 25-feet are the Chapter-42 compliant setbacks for Dallas and Shepherd, respectively. For reference, the condo building across Dallas from this site appears to have 10-ft setbacks as well.

Disappointing.  Not liking that they are tearing down a recently-renovated high-rise to build another boring cookie-cutter midrise.  The site plan definitely shows it replacing the Cabochon, but sparing the engineering building, even though the rendering shows it on a corner.

There are a lot of question marks on this one.  Agree with Rechlin, I would not like it if they tore down Cabochon for this midrise, and it seems pretty unlikely (but of course, stranger things have happened, I suppose).

 

In addition to the renderings showing it on a corner, EDI's description says it is 4 stories on top of 2 stores of parking, but the renderings clearly show 5 stories on top of 2 stories of parking.

 

Also, FWIW, Harris County records do not show the property having changed hands (and the current owner, CR Cabochon Communities LLC) recorded a Deed of Trust last June.

Excellent investigation! This makes more sense given its shown on a corner. We do know that a development is happening. You are probably right that this building might have been part of deal for that River Oaks property and they have sense taken it and are going to throw it on this site. We should probably transition this to that thread and this one will go dormant until something actually happens here.

Its possible this was motivated by the stiff competition that is growing on W Dallas St. All of these will be competing for the same demographics and market share, so it probably would have motivated Wood Partners to fancy this up a bit.

yeah... a lot of fluff in the write up, but  the best we can hope for is it looks sharp and clean, like the assisted living a block a way (which i think looks nice).

 

It would be cool if they have nice green space in front like it shows.
