The plat is called Buffalo Bayou Park in the variance request.

 

This ought to be symbiotic with Regent Square. Each within walking distance of the other, and this appears to be more office/hotel focused (with a little GFR and a lot of suburban-office-park green space) whereas Regent Square has a higher proportion of retail and residential. Both this development and Regent Square are more valuable long-term if the other is built.

 

Someday we'll learn the real reason Regent Square was never built.

Calling it now. If this development is successful, I see Hanover purchasing the Regent Square property and we'll see phase II and III over there. I'll miss the aesthetics that Regent Square was proposing but we should have had walkable mixed-use development in this area by now already.

Also requesting zero ft setback building line.

Yes, that lot is part of what was to be Regent Square. There seems to be no public information on it's status at the moment.

Looking through Design Collective's Portfolio (Firm is based in Baltimore, MD), I would say we shouldn't expect anything super amazing or anything that pushes the envelope, but something which is solid/competent. They seem to flow with the current contemporary keynotes in architecture well. Will definitely be incredible infill regardless.

I’ve actually been in their building, Inmar HQ, in Winston-Salem, and it is one of the nicest developments I have seen. Very well done. 

 

It is no Zaha Hadid, but that would look out of place here.

There is a meeting of the North Montrose Civic Association at the West Gray multi services center at 7:00 pm April 3rd. Hanover will be presenting information on the Buffalo Bayou project. I’ll probably attend and update this thread with any news.

Awesome stuff. Is it weird that the thing that excites me almost as much as the actual development is the infrastructure improvements? It makes me so happy to see developments like this bring new sidewalks and hide ugly power lines. Thank you for the info @jgriff!

I walk the sidewalks in this area quite a bit and cross at Shepherd and Allen Parkway to get to the park. It’s very dangerous. I almost got hit by a red light runner once. I’m very happy to be getting the improvements. The presenter said he plays crossing guard there with his daughters.

Had to Google 'GID'. Turns out that it's either a real estate investment company or (according to Merriam-Webster) "a disease especially of sheep caused by the larva of a tapeworm (Multiceps multiceps) in the brain"
Either seems plausible.

All the retail appears to front the internal, pedestrian-oriented streets of the development rather than Allen Parkway.

There's nothing quite like finding ones self at Buffalo Bayou Park on a sweltering summer day, realizing that dehydration is rapidly setting in, and that sinking feeling of knowing that it's at least a half mile walk to find a beverage.
COH should not only allow food trucks along Allen Parkway and Memorial, it should encourage them. Perhaps any revenue generated could be used to add drinking fountains along the jogging path.

No joke, my wife and I made the foolish decision of walking nearly 3 miles around Bayou Park at noon in the middle of July last summer. We were contemplating calling an Uber about halfway through because it was so hot 😂. As much as I love the park, going those long distances without a water fountain or options for purchasing drinks was rough. Definitely one of the things that could be improved in the park, as well as adding more trash cans and dog bag stations.

I agree. There are quite a few water fountains though. I carry a water bottle and fill it at them. The water tastes pretty bad though.

 

It looks like there might be some retail in “A” and “B” facing the park. “B” is probably a long ways from starting construction though.

 

I thought the Dunlavy was going to fill this role a bit but it’s turned into Brunch and private party spot. It’s of very little use to people who actually use the park.

Yeah the Dunlavy needs to have a walk-up window.

 

And they should allow/encourage food and drink carts to operate in the park.

So much this!. A lot of our parks don't really have them. One day I realized when I got to the park that I had forgotten to being my bags and I just turned around and went home.

I’m in BB Park a lot and often have visitors asking me the location of the nearest toilet. Their kid is usually doing the pee-pee dance when I inform them the closest public toilet is basically downtown.

There is a toilet at the Dunlavy building. I don't think there's anything between there and the skate park area. That's the only use I get out of the Dunlavy building.

Its not the same situation. All the retail is street facing and pedestrian oriented unlike Greenstreet.  Also, there is retail facing Allen Parkway clearly shown on the plan.
