Talking with that foreman last weekend has me confused about this project, his rendering pic didn't show this 15 story and the tower crane not having a climber on it makes me suspect it won't be 15 stories. Hope to see a rendering on the fence soon.

Houston (Harris County) — Phoenix-based Alliance Residential Company already had a half-dozen Broadstoneapartment developments in progress at the start of 2019, nevertheless, the company registered two more projects in February, according to state architectural records.

Broadstone Memorial Park, 7721 Washington Ave. will be on a 4-acre site that is being purchased from Silver Eagle LP, owner of the Silver Eagle Distributors (Budweiser) facility next door at 7777 Washington Ave. There were several buildings on site, since removed, but acres of asphalt and concrete pavement remain.

Broadstone Museum District, 4617 Montrose Blvd., is located at the northeast corner of Montrose and Chelsea boulevards, where the Chelsea Market retail shops have stood since 1985. Chelsea Market tenants moved out in the fourth quarter of 2018 and the site was fenced off in January. The three buildings comprise 56,480 square feet of retail space that is being demolished.

EDI International, the architect on both projects, listed them as ongoing projects in the 4th Qtr-2018, but the designer has since pulled renderings of Broadstone Museum District off of their website. While the description was up, it displayed a 16-story high-rise, just two stories shorter than The Carter luxury apartments next door at 4 Chelsea Boulevard.

A high-rise would be an obvious fit at a location that is in the middle of the gentrified Museum, Montrose and Midtown districts.

Broadstone Memorial Park isn’t quite as obvious. Cushman & Wakefield had the property listed for several years, at least as far back as 2015. Its immediate surroundings are industrial.

While it is just across the Katy Freeway from Memorial Park, it is right next door to a beer distributor, across the street from the district office of the Texas Department of Transportation, and several one-story office complexes–the Western Brick Company building that is listed for sale, The Frankel Building Group and the Washington Park Design Center.

Washington Boulevard has been experiencing redevelopment further south, but the nearest comparable luxury residence is the Elan Memorial Park one mile southeast at the Washington Avenue/Wescott Street circle.

EDI describes Broadstone Memorial Park as a five-story, Type 3A wood frame that will include 358 apartment units ranging in size from 684 to 1,540 square feet. It will include a seven-story parking garage of Type 2A concrete and have capacity for 582 parking spaces.

EDI informed the state that the building area will total 564,634 square feet. Broadstones Memorial Park and Museum District were each given estimated construction start dates of Aug. 1 and will take 24 to 25 months to complete.

The Museum District high-rise has a reported square footage of 581,687 SF and the lot Alliance is planning to build on is 91,868 square feet.

Broadstone is the brand name Alliance Residential uses to market its apartment communities. Other Alliance Residential projects in progress in Houston include:

  • Broadstone Timber Grove (aka Broadstone Minimax): a 342-unit, four-story wood frame on an 8-acre site with surface parking, at 2525 Minimax Drive and Loop 610
  • Broadstone Shepherd: a 337-unit, eight-story steel structure with seven-story garage located at North Shepherd and 15th Street in the Heights.
  • Broadstone Sawyer: a 327-unit, five-story wood-frame with seven-story garage at Sawyer and Edwards streets in the Arts District.
  • Broadstone Waterworks: a 309-unit, eight-story steel structure with four-story garage at West 20th and Nicholson streets.
  • Broadstone Barker Cypress: 364 units planned at the southeast corner of Groeschke and Baker Cypress.
  • Broadstone Studemont: 375 units at Summer and Studemont streets.

It looks like the northern part of the building goes up to 9 floors, while the rest of the building stops at 8.

Also it looks like the corner units might be two story penthouses

Was the retail at this site successful? 

It was doing well while maintained but then the owner obviously wanted the place vacated so stopped maintaining and went downhill. (Not saying good or bad, just answering question)

That was the impression I always had about the retail at this site. I attended St . Thomas from '06 to '10 and I never stepped foot in the place or felt the need to.

What sucks is that row of food places and such just across the bridge just needs to hold on another year and then they'll have new people moving in here, the Allen Harrison place deeper in the museum area, and then the tower that will be opening just down the road. I know it will be hard though. 

 

Grand Prize will be busier than ever with this development, there goes our favorite hole in the wall.
