Garage Apt. Questions

Hoping someone can point me in the right direction.


I have a free-standing garage with garage apt directly above. It sits about 7-8 feet behind the main house. I'm toying with the idea of connecting the apt to the house, while retaining the ability to keep the apt. self-contained. Garage itself would be unaffected and there would still be an external entrance to apt. 


Would like to know if it would be best to engage an appraiser (pre-construction) to determine:

- This is a smart idea and that connecting them won't actually create future resell issues

- Some idea of potential $ improvement to overall property. This would help in decision to pull the trigger


Or is there someone else I should talk to, to give advice? I didn't think a realtor was appropriate as I don't plan on selling...
