I heard that Hines let the contract expire for this site so this may be conceptual renderings from a new developer. I doubt they're from Hines as this isn't an architect they'd likely use nor would they do all condo. just my educated guess on the last two points.

Curious what's going on in the part of the podium not directly under the tower. Seems oddly configured for parking (though the facade would indicate that it IS parking).

 

Also, is that a helicopter?

Yeah I like the setbacks as well, even if its impractical at this juncture in our cities growth. I say this because new york got to a critical juncture in growth where there was a disproportionate amount of open space to built space, and as you build up you are going to start taking away sunlight. Setbacks were a logical fix for that, but since we have so much available land and places to engage with sunlight its a hard sell to introduce mandatory setbacks. I'm all for fashionable setbacks to be in vogue. Would be a nice shift in trends. Hopefully get some interesting skyline features out of it.

I recently talked with Mill Creek Residential and they mentioned 17 stories I don't believe that this will be 38 as depicted above.

Building looks vacant but there was a car under the car port. Many drums of something in the parking lot, maybe core sample debris? Bavarian Motor Specialisties next door is still in full operation and so is Accents In Iron, are these properties part of the project?

So I don't know if this means anything but Iron Accents has moved out and has a sign on the door. Portions of the concrete have been removed here and in front of the building next door for what I assume is plumbing and gas disconnect. Bavarian Motor Specialists still seems to be in operation.

Houston Historic Retail does a weekly demolition report and the website shows Accents In Steel is on the latest report. The pics I took about 3 weeks ago seemed like they were about to demo this building.

Accents in Steel is gone. Excavator has moved over to the office building on Waugh. Bavarian Machine Specialist has moved all their stuff out. I was able to talk with the guys by the office. They said Mill Creek has down sized the building to 18 stories with 6 stories of parking  :(. They weren't able to start removing the office building yet until the power line and transformers in the picture are moved. That electrical line serves many business south of there and will be right in the middle of the project

Guys I talked to said it was going to be downscaled to 16 stories high, bottom 6 floors will be parking so I don't think it's going to be a wrap. There isn't enough space for a wrap.

The other renditions posted here are no longer in play, one was when Hines was going to build here and the other was a possible rendition when Modera first purchased the lots.

16 floors is still a decent sized building even if its not a skyscraper. It will still have a pretty serious presence and add a lot of units to that one corner, making that area feel and function more in an urban way.
