LBC2HTX
http://edge-re.com/Properties/Houston/~MontroseBlvdWestGraySt-Lease/MontroseBlvdWestGraySt-Lease.pdf Updated leasing brochure. Entire first floor has been leased to a medical office, so the streetside renderings of diners was for naught.

Well at least the site plan is good to the point where something else can fill in if the medical thing leaves at some point. Kind of a bummer though. This would have been a great way to really activate that street corner.

I'm bummed that its mostly being taking up by a medical office though (reason for the front driveway and canopy). Hopefully at some point there is a replacement for that which can really make that corner feel like a nice space.
crock
was flabbergasted by how well it looks when driving by it yesterday. If only there was some way to get the giant midrise being built above the plumbing store to have the same sort of architectual lines/vibe.

I hope the medical facility is replaced with something different at some point and the drive in can be replaced with a plaza, but overall the revamp of this building is quite nice. It really brings that corner into prominence. Theres a nice glow to the white. Just need to switch out the primary use at some point. Lots of potential though.
wilcal
Not the greatest pic, but was driving by this weekend and snagged a shot while at the red light. I think it looks great except for that awkward drive-thru. I wish it was a patio like in the renderings for a restaurant

That is silly, it is almost fully leased. Only space open is top floor... which will likely be some sort of service retail. huge apartment nearby means ton of foot traffic. Will be fine.

dbigtex56
Emergency clinics seem to have taken over mattress stores when it comes to oversaturating the market. 3
jermh
I may be overthinking this, but wouldn't this tenant make the rest of the building less desirable? "Hey, want to go grab drinks at, Gibbs' used to be a boat store -- now is next to cough, cold, and COVID testing site Bar & Grill?". I guess you're happy to get any retail tenant right now. If I were to speculate using purely judgmental Houston strip-center bingo, I'd say there's' a boutique dental practice and Poke restaurant coming next. j_cuevas713
I mean right across the street are food options, and a block away from that are a few bars. I think this just ties the block together with more necessary amenities.
gene
i guess with the one closing in the Half Price Books center, this is nice to have for that exact area and i guess hey if you are going to have an emergency clinic then its better to not have it in an ugly strip center or ugly building...thinking positive here haha (but yes, again, i wish it was something i would frequent in such a cool building and not planning on gettin' da rona anytime soon etc 😷 )
