Construction progress on one of the buildings at Stomping Grounds. This is wine bar Camerata in the Oaks.   

Stomping Grounds is the Re:Vive's / Revive Development in Garden Oaks at 1225 W 34th St.




This was taken yesterday by CONTENT Architecture .

Revive Development updated the site plan for Stomping Grounds in Houston. This is the mixed-use development under construction at 1225 W 34th St in Garden Oaks.

The site plan for Stomping Grounds in Houston shows one more confirmed tenant. This is the mixed-use development under construction at 1225 W 34th St in Garden Oaks. from Revive Development ( Re:Vive Development ).


 - Flowe, a hair salon




Other confirmed tenants from previous posts and reports:

 - Camerata ( wine bar )
 - Fat Cat Creamery (ice cream shop )
- Threadfare  (children's clothing store)


More details listed :

Building A
-  cocktail bar (leased or in negotiations)

Building B
- a Mexican restaurant ( this is probably The Original Ninfa's spin-off Mama Ninfa's Tacos y Tortas, discussed in May here)

Building C
- a donut shop / coffee shop (ground floor)
- family lifestyle center (second floor)

I might be in the minority here, but Revive missed the mark not leaning into adding more green space. A development like this benefits from lots of green space. It would also provide room for additional buildings in the future.

Structured parking is expensive but it would work here. I don't think there will be enough spaces with surface parking. A garage could accommodate more, because this place is going to be busy.

Opening update on an opening timeline for wine bar Camerata in the Oaks. It's opening at Stomping Grounds, 1225 W 34th St. This is Garden Oaks in Houston.


From Houston Chronicle today:


Montrose wine bar Camerata at Paulie’s is opening a second location in Garden Oaks (1225 W. 34th) in the new Stomping Grounds development. The 1,500-square-foot Camerata Oaks — a partnership between Camerata at Paulie’s owner Paul Petronella and his general manager/wine director there, Chris Poldoian — will feature a family- and dog-friendly green space and is expected to finally be ready to welcome customers by late fall.

All true but there will also be a lot of people who don't live within walking or biking distance patronizing the businesses in this development. Surface parking won't be enough to handle the crowds, like surface parking isn't enough on the weekends at the Heights Water Works redevelopment from Braun Enterprises. Developments like this need parking structures and work with the city to develop off-site parking structures for the many people coming outside the neighborhood to the surrounding businesses.

Or maybe she's heard  and read complaints elsewhere about what some may see as excessive surface parking at Stomping Grounds. Either way, Sarnoff wrote about the Garden Oaks development's parking setup at 1225 W 34th St today.


The article touches on surface parking, transist, pros and cons for surface parking for new projects and existing buildings.

A shopping center under construction in Garden Oaks will have all the trappings of a trendy urban retail development.
 

Casual dining spots, an ice cream shop, a salon, wine bar and an upscale children’s boutique will fill much of the space in two modernized industrial-style warehouses positioned on either side of an 8,000-square-foot “communal lawn” where the developer will host yoga classes, outdoor movies and concerts.
 

Less trendy, though, will be the sea of parking surrounding the new project, called Stomping Grounds, underway at the corner of West 34th and Alba. A marketing flyer describes the amount of parking as “unseen in other urban retail developments.”
 

Despite recent policy changes eliminating minimum parking requirements near downtown and a growing social movement advocating for more biking and other alternative modes of transit, Bryan Danna, developer of Stomping Grounds, believes it’s vital to provide ample parking. In fact, he often builds more than what’s required.
 

“I don’t want to have a field of parking, but I’ve seen what it does to the sales figures of tenants. It has a massive impact,” said Danna, owner of Revive Development. “It’s a very real component of sales volumes we can’t ignore.”

...A shopping center’s lack of parking can be a deal-killer for a retailer looking to lease space there, said Lacee Jacobs, a leasing specialist with commercial real estate firm CBRE.

 

Customers crave convenience, she said, and Houston, after all, is still a driving city.
 

“Obviously landlords could save a lot of money by building less parking, but the truth of the matter is, tenants still need it for their businesses to survive,” Jacobs said.
 

That’s what keeps Danna from cutting down on parking at his centers. And it’s not necessarily the best way to optimize profits. More surface parking means less leasable space.
 

Outside of market-based parking areas, strip centers of less than 25,000 square feet must have four spaces for every 1,000 square feet, with additional spaces where there are restaurants or entertainment venues. The Stomping Grounds project, which will have about 23,000 square feet of retail space and 5,000 square feet of office spread throughout four buildings, will have an average parking ratio of 12 per 1,000 square feet — or 225 spaces.
 

Generally, Danna agrees with the belief that society would be better served if there were fewer cars. He hopes one day there are. Along with many others, he’s baffled by the fact that the city’s highest parking requirement — 14 spaces per 1,000 square feet — is for night clubs and bars.
 

But for now, parking remains a linchpin of his development strategy.

...“The sentiment on the street is to push politically for less parking,” Danna said. “But we’re just not there yet.”

Another tenant was announced last month for Stomping Grounds at 1225 W 34th St. This is the Revive development under construction in Garden Oaks.

Woodfire pizzeria restaurant Bollo is opening a takeout only location in Garden Oaks. According to What Now Houston, it will be located at Stomping Grounds.

 

More details from the article:

"A Bollo Woodfired Pizza is being planned for a space at 1223 W. 34th St., Ste. A200 in Houston...The new location will not have indoor dining, but customers can pick up their favorite pizza or have it delivered through a third-party delivery app."

 

Possible opening timeline:

"It could take a few months to get permitting and then a few more months for construction. Bollo on W. 34th could open by the end of 2022 or early 2023."

Yesterday, Chron.com published an article detailing current and upcoming food and beverage tenants for the Stomping Ground. This is the mixed-use development located in Garden Oaks at 1223 W 34th St.

 

• Luloo's Day + Night

This all-day cafe and bakery from Blood Bros. BBQ and pastry chef Alyssa Dole is set to open in early August. The restaurant will be open for breakfast, lunch and dinner with a menu of salads and smoked meats, plus a full bar, while Dole will operate the bakery located on the mezzanine level.

 

• Pho Fix

The owners of Crawfish Cafe will soon open the first full-service location of their Vietnamese concept, Pho Fix, which currently operates as a stall at Underground food hall downtown. Guests can expect a menu of noodle soups and banh mi sandwiches, plus a full bar.

 

• Mystery sushi restaurant

A local sushi operator that has yet to be named will open a Japanese restaurant this fall. The concept will have a full bar and a mezzanine for private dining.

I think the sushi restaurant planned for Stomping Grounds is named Sora Sushi, at least that was what announced in an old Re:Vive newsletter a few years ago. Sora Sushi was also listed as an upcoming tenant in a NextSeed crowdsourcing campaign for Cherry Block. The proprietors behind Handies Douzo, Kokoro, and Aiko are involved with Sora Sushi.

But those plans were in play about two or three years ago, prior to the Covid pandemic. It is possible plans have changed and another sushi restaurant may have leased the space. However, since Re:Vive is being tight-lipped anout it, I'm leaning more towards this being a new sushi-centric concept from the group behind Kokoro. Why else keep this under wraps if it a popular restaurant group isn't involved?

Hopefully, Re:Vive will announce an update soon.

The Leader reported an update on the arrival of Cherry Block, estimated to open later this summer.

 

"According to a Facebook message from the restaurant, Cherry Block Craft Butcher & Texas Kitchen currently hopes to open in the development at 1223 W. 34th St. Suite A100 by early August. Owner Felix Florez originally had plans to open in November 2021 and then July 2022."

Instead of Sora Sushi, the name of the sushi restaurant coming soon to Stomping Grounds (1223 W 34th St, Ste C-500) is Himari.

The owners of the restaurant are the same: the team behind Handies Douzo, Kokoro, and Aiko.

Himari has an Instagram account for anyone who wants to follow for updates.

According to building permits filed and a filing with the Texas Department of Licensing and Regulations, the address for Pho Fix is 1223 W 34th St, Suite C200. I was unable to find an updated site plan for Stomping Grounds for a visual reference.

Pho Fix is coming to Garden Oak's mixed-use development Stomping Grounds. The TDLR filing lists the square footage for Pho Fix as 2,094 sf. Construction is estimated to begin in late fall. The restaurant could open in late spring 2023 or early summer 2023.

Cherry Block is likely opening its restaurant and market in August. Articles in recent months reported a possible summer opening. The eatery also lists a summer 2022 opening on its social media.

If you haven't visited their Instagram account in a while, there are photos and videos of the completed space at Stomping Grounds.

According to What Now Houston, Pho Fix's Garden Oaks outpost at Stomping Grounds is shooting to open in December. This is located at 223 W 34th St, Suite C-200.

Cherry Block opened to the public Tuesday at 1223 W 34th St, Ste A-100. It's part of the Stomping Grounds development.


"The 2,600-square-foot restaurant offers banquette seating for groups, bar seating, and picnic tables on a covered patio that's adjacent to the Stomping Grounds' green space. Local firm Gin Design Group created a Texas-themed environment that's decorated with ranch accessories and Florez family photographs."

Construction/renovation for Sonoma's new home at Stomping Grounds is expected to start next month. The estimated opening is December or early 2023.

Sonoma is a local wine bar with a few locations in the Houston area. The Heights location closed this summer and is relocating to 1227 W 34th St.

Also @Highrise Tower please consider removing the Heights tag you added to this topic. As noted several times, this is located in Garden Oaks. A lot of the topics you eagerly tag in this forum as the Heights are actually not in the Heights or even in the Greater Heights area.

The building on the NW corner is receiving extensive renovations to become the new location for Sonoma. 

 

I wish Sonoma had taken the upstairs unit in the main building, the one with the big patio that has become the wellness salon. 

 

ALSO, if you're in the area, PLONK on 43rd is always a great time!
