More people = more density = more retail. Also means more traffic but generally this is why people see it as a good thing to have more multi family.

Sanjorade 218 Posted July 3 (edited) The developer is trying to acquire the last piece of the block. It’s listed at $425,000 for 5k sq ft. Stalemate. Edit: Looks like the price is now $375k. Edited July 5 by Sanjorade

This block has to be one of the strangest in all of Houston. There were maybe one or two portable storage sheds on site, with a playground (?) and a bunch of 18 wheeler cabs parked there all the time. I have no clue what the property was being used for. Meanwhile, the one holdout lot is fenced in with a metal gate up front, like somebody was thinking of putting up a single-family home and then just decided not to at the last minute. So weird. Whatever happens to this block will be a very welcome improvement.

Willow's Texas BBQ was a pop-up restaurant, then a food truck. Pitmaster Willow Villarreal stopped food truck operations recently. He also put up his truck for sale not long ago in preparation to open a barbecue restaurant somewhere in East Downtown ( EaDo ) or the Second Ward or Greater East End. My guess, he's opening here. I'm not 100% certain. I agree, though it seems you answered your own question. We just don't know what on earth is going on here. Nothing but rumors thus far. Lets just see what happens. thedistrict84 272 Posted September 25 I’m anxious to see the site plan on this development. Given that the vast majority of Raus Construction’s portfolio on its website looks to be soul-crushing suburban-style developments, I’m not holding out much hope for something pedestrian-friendly that helps promote walkability in the area. I guess we will see.

Thanks for pointing us to those new renderings. Architecturally it’s better than expected, and from what I can tell it will front Hutchins and Leeland with no parking on those sides, which should help promote pedestrian traffic on this streets. Not bad (aside from the sea of parking, but that was probably inevitable).

The name of the barbecue restaurant in EaDo ( 2201 Leeland, Houston ) may not be J&M BBQ & Steakhouse. The name may be J(bar)M instead. From a comment on Raus Construction's Facebook ten minutes ago: It’s called J(bar)M and it’s not a steakhouse(it will be) possibly at some point but it’s a BBQ restaurant. Texas craft BBQ is the primary. Please correct your post as there is already a J&M and it’s not this.
