A second phase of the expansion will include a new two-story building at 1818 Washington Street. The 50,000-square-foot property will have a courtyard and rooftop terraces overlooking the downtown skyline.
Β

The building's first tenant will be a New American seafood concept from an Atlanta-based celebrity chef. The building is expected to open by fall 2020.

From Eater Houston on one of the tenants for 1818 Washington Ave.

The Houston Chronicle hinted at Fry’s plans for a restaurant housed in a new development at 1818 Washington Avenue, describing the building’s first tenant as an β€œAtlanta-based celebrity chef” and the restaurant as a β€œNew American seafood concept,” but didn’t name him. What really connects Fry to this project is a limited liability corporation formed in 2017 by Ford Fry Restaurants partner and chief financial officer Daniel Van Loh called β€œWashington Avenue Fish Camp,” though it’s unclear what exactly the restaurant would be named just yet.

Van Loh was also responsible for registering the limited liability corporations formed to open Superica and La Lucha, Fry’s new-to-Houston restaurants that are set to open in the Heights in mid-September. If the β€œFish Camp” project comes to fruition, Fry would then own four restaurants in Houston β€” Superica, La Lucha, State of Grace, and this as-yet-unnamed eatery. It’s possible that it could be an outpost of The Optimist, Fry’s Downtown Atlanta seafood restaurant that promises a β€œseaside fish camp experience” and dishes like whole-roasted trout, raw oysters, and lobster rolls.

More on 1818 Washington Ave, part of the Sawyer Yards expansion.

From PaperCity:

There will be other tenants, depending on how it shakes out so far as square footage. Likely another couple of large restaurants and quite a bit of unique urban entertainment concepts,” Lovett Commercial’s Erin Dyer tells PaperCity.
Β

Β β€œA tenant we’re working with is an axe-throwing concept. It’s a fun experience we’re bringing to the campus. We’re able to do that because we have large buildings we’re able to repurpose. It’s hard to find that amount of space in urban Houston.”
Β

β€œThese old buildings β€” you can’t really create them. It’s an experience in addition to going to a salon or fitness. It’s an experience that you really can’t recreate or mirror simply because of the unique feel to the area,” Clay Mealy of Lovett Commercial adds.

Okay. The placement of the sentence gave the impression it was about 1818 Washington Avenue because the author wrote in the paragraphs about 1818 Washington Avenue after writing on 1201 Oliver St. The author didn't give context the following sentence was about 1201 Oliver St.

Now includes plans for future structured parking or parking garage. Maybe this is when it outgrows the surface parking lot? I would like for structured parking to be built with the new development.

ChefΒ Paul Qui of Aqui is opening a smaller Filipino restaurant somewhere in the Sawyer Yards development in Houston. It could be the Sawyer Yards development with the silos or the expansion at 1818 Washington Ave.

From Alison Cook on Twitter:

Good news: Paul Qui & Jill Bartolome will be opening their new Filipino spot in Sawyer Yards in the new year.

they've secured a space and are working on a menu. Much smaller & more focused than Aqui. Eager to see what they come up with.

There is permitting for work on a parking lot for the connecting phase of Sawyer Yards at 1818 Washington Ave, Houston.

The permit is forΒ 1802 1/2 Center St.

Β

It is aΒ flipping shame a parking garage wasn't their first choice. A parking structure is in the future, based on the last public renderings. Why not now instead of later when the phase is completed and operational?

From Eater Houston yesterday:

Construction permits filed for the space at 1818 WashingtonΒ  Avenue indicate that Fry will bring the Optimist, his β€œseaside fish camp” restaurant to the address. A sales tax permit filed with the Texas Comptroller of Public Accounts also confirms that location. The Houston outpost is an offshoot of the original Optimist in Atlanta, which Fry opened in 2012 to rave reviews, including a β€œbest new restaurant” nod from Esquire that same year.

An updated site plan was uploaded very recentlyΒ to Lovett Commercial's website and included in an updated brochure.

https://www.lovettcommercial.com/properties/houston/1818-washington-ave-Β (archive link)

Brochure:
https://www.lovettcommercial.com/Pdf.aspx?id=332Β  (archive link)

The updated site plan has two new retail tenants:
Β

  • Punch Bowl SocialΒ  - a fancy bowling alley and restaurant (similar to Pinstripes and Bowl & Barrel)
    Β
  • Sola Salon Studio

Although we've known about the Optimist ( the seafood restaurant from chef Ford Fry), the site plan confirms the forum's previous speculations of the restaurant's location at 1818 Washington. The restaurant will be located in the 7,420 SF space on the corner of Washington Ave and Silver St.

Punch Bowl Social will be two stories and fronting Center St. The first floor is 5,000 SF. The second floor is 15, 000 SF and will be the location of the bowling lanes.

Sola Salon Studio will be on the second floor in a 6,190 SF space.

Two years ago, Houstonia reported Punch Bowl Social was rumored for a Houston expansion:

Punch Bowl Social, a food-and-cocktail-forward entertainment emporium from Denver, is rumored to be planning a Houston outpostβ€”that is once a location is locked down. The retro spot serves as an adult playground complete with games of all kinds (think vintage arcade games, a bowling alley, ping pong, shuffleboard and more merriment). In addition to craft beverages and punch bowl creations, there’s a Southern-inspired dining menu designed by Top Chef judge and James Beard Foundation award-winning chef Hugh Acheson.
