Luminare
5 hours ago, crock said: drove by the other day... the entire parking lot is concrete. I had assumed it would be permeable, but nope.... how was this allowed? As someone who is currently working on a parking lot project, its a lot more complicated then just throwing gravel on the ground. I like permeable parking lots, but really learned just how difficult it is to deal with parking in general, and what materials to use. I think we would see more parking lots turn to permeable surfaces if they didn't also have to provide detention (underground or above ground). The city, failing to take this responsibility upon themselves as its a city wide issue, instead decided to put this cost at the feet of developers/architects. Its the same with parking requirements. Another thing people don't know is that even though permeable materials might be permeable in of themselves, when it comes to calculating how much detention you need, ANYTHING and EVERYTHING is impervious even grass! The only upside is that permeable solutions mean you need less detention than concrete, but still need detention. When confronted with these options, and the lack of experience and laziness in implementation of permeable solutions, many will just turn to concrete. Basically, to answer your question...its complicated.

What really connects Fry to this project is a limited liability corporation formed in 2017 by Ford Fry Restaurants partner and chief financial officer Daniel Van Loh called “Washington Avenue Fish Camp,” though it’s unclear what exactly the restaurant would be named just yet. If the “Fish Camp” project comes to fruition, Fry would then own four restaurants in Houston — Superica, La Lucha, State of Grace, and this as-yet-unnamed eatery. More on 1818 Washington Ave, part of the Sawyer Yards expansion. From PaperCity: There will be other tenants, depending on how it shakes out so far as square footage. Likely another couple of large restaurants and quite a bit of unique urban entertainment concepts,” Lovett Commercial’s Erin Dyer tells PaperCity. “A tenant we’re working with is an axe-throwing concept. It’s a fun experience we’re bringing to the campus. We’re able to do that because we have large buildings we’re able to repurpose. It’s hard to find that amount of space in urban Houston.” “These old buildings — you can’t really create them. It’s an experience in addition to going to a salon or fitness. It’s an experience that you really can’t recreate or mirror simply because of the unique feel to the area,” Clay Mealy of Lovett Commercial adds.https://www.papercitymag.com/real-estate/sawyer-yards-expansion-barbecue-brewery-artists-concerns Edited November 7, 2019 by CrockpotandGravel

The restaurant will be located in the 7,420 SF space on the corner of Washington Ave and Silver St. Punch Bowl Social will be two stories and fronting Center St. The first floor is 5,000 SF. The second floor is 15, 000 SF and will be the location of the bowling lanes. Sola Salon Studio will be on the second floor in a 6,190 SF space. Two years ago, Houstonia reported Punch Bowl Social was rumored for a Houston expansion:Punch Bowl Social, a food-and-cocktail-forward entertainment emporium from Denver, is rumored to be planning a Houston outpost—that is once a location is locked down. The retro spot serves as an adult playground complete with games of all kinds (think vintage arcade games, a bowling alley, ping pong, shuffleboard and more merriment). Expanding a little on this - Center St. is at a higher elevation than Washington, so to avoid flooding, the whole building slab is at the Center St. level. This means there are two levels of sidewalk along Washington with steps and ramp to bring you up to the finish floor level. The overall distance from curb to building on Washington is about 20' so there's some room to negotiate the grade change. The existing concrete sidewalk will also be rebuilt which will help resolve the difference. Unfortunate circumstances, but no real way around it. 2

Visitor
This looks really nice. I'll likely never visit the projected tenants but this building is a clear upgrade to the corridor.

I'm certainly looking forward to the Optimist. Punch Bowl Social and the rooftop bar could go either way - definitely worth a visit, but ultimately will depend on what kind of crowd they attract. I don't personally use salons, but there are plenty of people in my life who do, and Sola seems ...good maybe? I have no idea.
