The plans reduced the maximum height from the previously requested 85 feet to 65 feet and removed the proposed multifamily development on the western side of the property.

 

Updated plans for the eastern portion of the property could include a hotel rising up to 84 feet, which would also require P&Z approval, but SLS does not yet own that land, SLS owner Danny Sheehan said.

 

The majority of the property plans show the space being used for retail, restaurants, office space and parking garages, according to the the revised master plan.

I would be pretty funny if the residents of Bellaire killed this only for the buildings to stay abandoned and become filled with squatters and other vagrants.

Zoning ordinance for Chevron property in Bellaire expected to move forward in 2021

Bellaire is close to a formal proposal to establish a special zoning district for the former Chevron property at 4800 Fournace Place, Bellaire, and the Bellaire Planning and Zoning Commission will revisit the item in January.

Meanwhile, a new 1,700-car parking garage is about 60% complete, according to Danny M. Sheena, developer for SLS West Loop LP, which has owned the property since 2018.

Plans call for new retail, restaurants, a gym and a theater.

Even with the approval, construction would not start for another two years, Sheena said.

Houston Methodist lists 100K SF for sublease, reevaluates office space needs amid remote work

The health system has put a 100,812-square-foot office space at 4800 Fournace Place up for sublease. In 2019, Houston Methodist had signed on to become the anchor tenant on the top three floors of the building within the former Bellaire campus of Chevron Corp. (NYSE: CVX). CoStar recently reported Houston Methodist's space is now available for sublease, and Coy Davidson, senior vice president in Colliers' Houston office, told the Houston Business Journal it's been on the market for around two weeks.

Bellaire council approves new mixed-use district, with amendments

The approval came after a nearly six-hour special meeting on May 24 by city council designed to hammer out any additional amendments to the zoning document ahead of a vote.

The council approved several amendments to the zoning language before approving the new district as a whole. Restaurants, for example, were added as a contemplated use, while the council voted to strike not only payday loan institutions as a contemplated use, but also indoor movie theaters.

The council also amended the zoning language to increase setbacks from 35 feet—as recommended by the city’s planning and zoning commission—to 65 feet for commercial properties that border residences along the district.
