I like the building's design, the site plan not so much.

 

Very thin interface with the street for pedestrians - 2 feet is not wide at all.  I guess they assume the bikes will go all the way to that back rack through the lot, and then walk to the door.  Seems odd - usually bike parking is near the door.

 

I wonder if they had someone in mind and they dropped out?  Seems odd to build a one unit retail building completely on spec

mmmmmm... bike rack at the very back, between the kitchen and the dumpster, and with no way for customers to keep an eye on their bikes.  What a great example of not just mailing in a requirement, but also throwing shade about it with a silently passive aggressive "this exists only because of An Intrusive Big Gummint Nanny State Regulation" 4Q, too.  (it's a shame the eye roll emoticon only comes with a big grin)

I can't make out where this development will be built, so there could be a thread for the property on the forum. If there is one, once we figure out where this is going, maybe it can be merged into the existing thread. But I searched most of the threads dedicated to properties on this street and couldn't make a concise guess.


I came across this bit of news on Identity Architects website (don't know how long it's been posted there):

The architecture firm is working on a new mixed-use development:  West Gray Point.

There isn't a listed address or identifiers in the photo pinpointing the location on W Gray. This may be in River Oaks, Montrose or Midtown.

So not sure if anyone knows the answer to this. But why do developers build on a slope? Is it to prevent flooding?
