People in Cottage Grove are always going nuts whenever a restaurant opens up near by. The building, a 66,000 SF red-brick, dock-high warehouse, was built in 1960 and has a rich and storied history of being home to some of Houston's notable industrial tenants, including The Great Atlantic and Pacific Tea Company, Stewart & Stevenson and Brian Thomas Display and Packaging. The building is currently occupied by Brian Thomas, which was purchased by Smurfit Kappa in 2014, and will vacate the building in October 2017. The project, 7800 Washington, a 66,000-square-foot mixed-use development that'll offer retail, office and a chef-driven restaurant, is underway and should deliver in mid-2018, a source close to the deal told the Houston Business Journal. Houston-based Levcor is developing the project. Like many of Washington Avenue's commercial developments, 7800 Washington is an adaptive reuse project. Levcor is redeveloping a red brick, dock-high warehouse that was built in 1960. Houston-based Tramonte Johnson is the architect, and U.S. Builders is the general contractor. A building permit filed with the city of Houston listed the cost of buildout as $2 million. Gensler also did work on the project, per a leasing flyer available on Levcor's website. At least 24,000 square feet in the project has been leased, per the flyer, but it's unclear how up-to-date the flyer is. A restaurant space is up for lease. Floyd was a pioneer when he opened Reef with a wine list priced pretty close to retail (<2X wholesale). The theory is that you sell more volume (both # of bottles and price per bottle), turn inventory faster, and ultimately come out no worse off, but the customer gets a better deal. Going 100% BYO means zero inventory cost (other than glassware), and the corkage fee is 100% profit. Levcor said in a news release that it sought to preserve some of the building’s features that recall its history as an industrial space, including red brick walls, steel beams and oversized glass windows. Houston Chronicle last reported a fall 2019 estimate. I think this is the only restaurant in the Levcor development. Details about the bar were reported last week by What Now Houston: "We’re doing 72 seats, a speakeasy called Silo.” Silo is expected to open to the public in November 2022." "Floyd said the exterior of Silo is an old, tin building with no windows or signage.
