Gilbane Development Company, in a joint venture with Stonehenge Holdings, LLC, has been selected to develop a brand new hotel and conference center in College Station, TX.

The Solution

The 250-room, 250,000 SF hotel and 23,000 SF conference center will be located directly adjacent to Kyle Field on the corner of Wellborn Rd. and Joe Routt Blvd. on the campus of Texas A&M University. Targeted occupancy is August 2018.

The Details

The first-class, upscale, 8-level hotel and conference center will consist of a 2-level podium containing the conference center and hotel ballroom. The corner of the hotel at Wellborn Rd. and Joe Routt Blvd. will be anchored by a glass and brick tower which contains a full-service restaurant and adjoining 12th Man Lounge at street and terrace levels. The upper six floors house 250 hotel guest rooms and planned amenities include a welcoming lobby entrance, a fitness center, a business center, and a third floor exterior amenity level with a swimming pool featuring the Texas A&M University’s logo.

Expected to be ready for the 2018 football season, a yet-to-be-named hotel and conference center situated near the heart of Texas A&M's ever-growing campus is expected to be "an integral enhancement" to the on-campus facilities, Texas A&M University System Vice Chancellor for Business Affairs Philip Ray said.  

 

"We think it's going to be a tremendous asset," Ray said. "It's going to be an amenity that we think will help supplement what we have at the [Memorial Student Center]." 

 

Once completed, the hotel will join the Cain Parking Garage just off Wellborn Road at the previous site of Cain Hall.

Zachry Engineering Education Complex:

The fun part about this building is it included the demolition of three small buildings that allowed for the creation of a new quad (and minor facade improvements to remaining buildings fronting the new quad)!

Blue Bell Park Upgrade | $30 million

The Aggie Baseball program will take its training to the next level with a new baseball
development center that allows for crucial training during inclement weather. Players
will up their game indoors through a new strength and conditioning center, pitching and
hitting development labs, training room, nutrition space, team meeting rooms and an
expanded locker room. More fans also will get to experience Aggie Baseball via a leftfield seating expansion.

Reed Arena Upgrade | $125 million

This major upgrade will refresh our basketball arena to include premier seating and club areas with hospitality services. We will widen our concourse and open it up to improve access and viewing while visiting concessions. We will reconfigure how our arena looks on the inside and offer more dynamic and engaging visuals to bring a second-to-none experience to student-athletes and fans.

Texas A&M received $56,153,542 for a clinical veterinary teaching and research complex from the recently passed Campus Construction Assistance Projects.

Board of Regents approval is next week for the first phase of the next phase of athletics upgrades. This will include $205 million for suite construction in Kyle Field, new football practice facilities (replacing the marshmallows), a student athlete academic center, and a new indoor track and field arena. Hopefully within the next few years we see the construction start for Blue Bell Park expansion, Soccer Upgrades, and the major renovation of Reed we've been waiting for.

A few additions to the capital plan that will be huge additions to campus!

Business Education Complex - $79,000,000 (to be located to the east of Wehner on what is currently a ridiculously sized quad)

New Small Animal Teaching Hospital - ~$175,000,000 (to be located at the northwest corner of Harvey Mitchell (2818) and Raymond Stotzer (60)).

Visualization, Fine, and Performing Arts Center - $175,000,000 (no location yet)

Museum of Natural History - $100,000,000 (no location yet)

Aggie Band Residence Hall - $75,000,000 (to be located behind Duncan, next to the White-Walker Music Activities Center drill field)

The Gardens Phase II - $40,000,000

Arch “Beaver” Aplin III has donated $50 million toward a building that will serve as the home of new university programs in hospitality, retail studies and food product development involving innovative degree programs including viticulture, fermentation processes, coffee, and food science- to be located between Kyle Field and Wellborn near the hotel. This will be a learning and gathering place and will include outdoor and indoor student recreational space, retail and food service areas managed by students and faculty through the educational programs, product development laboratories, and food tasting centers which can be utilized in partnership with related industries.

One of President Banks' visionary goals is for Texas A&M to play a major role in shaping Texas culture. A start to that goal is the school of visual and performing arts as well as the museum mentioned above but I think this will have the greatest impact to that goal!

We're in another era of major transformation for campus. The great thing about this phase of campus transformation is the elimination of parking lots!

 

Notes from the December 2022 Transportation Services Advisory Committee:

2.1. President Banks Town Hall Meetings – These are some of the items to come out of these

meetings that will have impact on Transportation Services:
2.1.1. Small Animal Hospital – This will not be too impactful to parking. There would be a

potential expansion of Lot 101 & Lot 24 in that area for parking.
2.1.2. Aplin Center – The timeline for this project is aggressive for next fall. This would be

impactful for Transportation Services and the 12th Man Foundation. Expecting to lose Lot

61 completely
2.1.3. Performing Arts Center – Will be located at the corner of Bizzell Street and George Bush

Drive. This entire area is scheduled for re-development. This is very impactful as there is no plan to add or replace parking. Expecting to lose Lots 40b-c. Also, keep in mind there is a new Corp dorm slated for 40d.

2.1.4. Museum/Cultural Corridor - Possibly Fan Field area. This is currently trailing other projects and would be less of an impact on parking.

Red are these projects that previously did not have locations confirmed. Blue are additional future, proposed projects from the capital plan.

The Aplin Center begins construction this fall. With development led by Hines, this will be the first mass timber building in the Brazos Valley, I believe. It will replace all 9 acres of Lot 61 with a new building and green space!
