I'd guess within 15 to 30 years, but 527 was completely redone along with the Montrose trenching. Difficult to justify the expense of sinking it that soon after reconstruction. Compare to the Pierce, where one of the main arguments for its removal is that it is an inherently unsustainable design, with significant perpetual maintenance requirements.

I actually like that idea. There is a real lack of cut through blvds in the grid network. Have it as a wide blvd and then maybe express lanes in the middle that go below richmond and alabama.

Popular Post Urbannizer
Here's the next phase!! http://www.largearts.com.au/houston-midtown/ Quote Houston Midtown, Caydon Property Group’s first foray into the US market, is an ambitious mixed-use project under development in Houston, Texas. Comprising of three towers intersected by laneways, the development incorporates of a mixture of retail, amenities, office space, residential and public space. LARGE ARTS has been working with Caydon and US architects Gensler and Zeigler Cooper on this ongoing project, with the main focus thus far to pitch to anchor tenants and communicate the vision of the project to local planning authorities. Marketing collateral is currently under production, with the project to be launched to prospective tenants in mid-2018. UtterlyUrban
When complete, If it looks and feels anything like this, it will be the “must live at” midtown location for many, many people. It will be in huge demand. question: what is a “laneway”?

thatguysly
Incredible. If these two new towers end up as tall as the FAA filings, this should be a huge focal point on the skyline. Caydon is a gamechanger.

AREJAY
Wow! This would be my new favorite development if it ends up anything like the renderings. Please!
MarathonMan
These renderings are beautiful! A development that is architecturally unique, innovative and striking! Uncommon in Houston. I was in New York City recently. There are scads of new, beautiful buildings there that would literally define the skyline of any other city. In New York, though, they are “run of the mill”. The Caydon renderings, along with Kirby Collection and 2929 Wesleyan, give me hope that we may be inching slowly in that direction.

Nole23
@CrockpotandGravel This is the site for The Midtown https://caydonusa.com/projects/2850fannin/ Also, looks like the newer additions are along the lightrail so the Art Supply store would be demolished to make room.

In Melbourne they put movie theater entrances, restaurants, and activities in it to attract pedestrians. It's like a hidden nerve system for the city. Here are some pictures of laneways in Melbourne http://www.traveller.com.au/six-of-the-best-melbourne-laneways-12wkbf https://www.loopfinancial.com.au/sydney-melbourne-livability-surveys/ Laneways would be an excellent idea for Midtown Houston. Planning to build 1000 units on 1.5 blocks is definitely less than it could be. Where's the rolleyes icon? And you're saying that it's less than it could be? as I said, rolleyes. Like really, it hurts they're rolling so hard. honestly, what this developer is proposing, I'll believe it when the dirt starts turning, pierce elevated or no. Samagon the dirt is turned!
