I'd guess within 15 to 30 years, but 527 was completely redone along with the Montrose trenching. Difficult to justify the expense of sinking it that soon after reconstruction. Compare to the Pierce, where one of the main arguments for its removal is that it is an inherently unsustainable design, with significant perpetual maintenance requirements.

I actually like that idea. There is a real lack of cut through blvds in the grid network. Have it as a wide blvd and then maybe  express lanes in the middle that go below richmond and alabama.

These renderings are beautiful!  A development that is architecturally unique, innovative and striking!  Uncommon in Houston.  I was in New York City recently.  There are scads of new, beautiful buildings there that would literally define the skyline of any other city.  In New York, though, they are “run of the mill”.  The Caydon renderings, along with Kirby Collection and 2929 Wesleyan, give me hope that we may be inching slowly in that direction.

I think in this sense it means the pedestrian-only areas between the buildings that have retail and restaurant outlets opening onto them.  Melbourne is famous for them.

Laneways are what alleyways are called in Melbourne, Australia. In Melbourne they put movie theater entrances, restaurants, and activities in it to attract pedestrians. It's like a hidden nerve system for the city.

I saw the Little Creatures logo and chuckled. I've only been to the one in Freo, but apparently there's another outside Melbourne. The Crafty Squire is also a brewpub in Melbourne.
