Australian Developer Planning Five High-Rises for Midtown

I thought this snippet from the article on 3300 Main was interesting:

"Developers have taken notice of Midtown's appeal. Australia-based Caydon Property Group broke ground on its own residential high-rise in Midtown just a few months ago, and the developer already has another 26-story high-rise in the planning stages close by."

http://www.costar.com/News/Article/Exclusive-Long-Awaited-30-Story-Midtown-Tower-Breaks-Ground/201230

26 stories suggests a high rise substantially shorter than what the FAA filings would otherwise suggest.

I would be happy with anything over 10 stories. The area is building momentum.

I think maybe the writer might have been confused.  Isn't the Caydon building that is under construction going to be 26 stories? And I'm pretty sure it is slated to be the shortest of the three planned Caydon towers. It seems they may have confused the current building with the next one that is under development (unless, of course, Caydon's plans have changed).

For convenience, I'm reposting the FAA filing links:

The tower currently under construction is 27 stories:

I filled out the "contact us" form at Caydon's website to ask about the second tower, with a reference to the article to see if I can get clarification.

Good point.  Those would be the 2 tallest residential buildings in Houston, no?

Interesting amenities planned for Caydon's projects.

"Caydon will provide the top-of-the-range Amazon Echo Plus in each of the 1,205 apartments in the Hall St and Margaret St buildings in the Mason Sq. precinct of Melbourne. Caydon is also in talks to bring the deal to its first American condominium development, the 29-story 8th and Cherry Street project slated to break ground in Seattle next year, and is in the planning stages of similar digitization integrations at its 27-story The Midtown multifamily project currently underway at 2850 Fannin St. in Houston."

The art store owner and I talked about the Australian developer.  He's going to buy her land, and she'll be moving towards the Museum District.

This photo, with the plane flying over the center of the cranes is kickin'

Is her her land one of the pieces we already knew the Australian developer was building on?

I believe it is to the north of 2850 Fannin and would therefore be part of the parcels underlying the two northern towers.

Yes.  There was mention of the Green Sheet land as well.  Maybe it is not available?

The owners of the Greensheet building sold the adjacent land but have plans to develop the building according to the article. However, there was a brouhaha over leaked renderings of the base of Caydon’s other towers. Perhaps Caydon is still trying to cut a deal for the Greensheet building.

Ya know there's a button for that.

Down and to the right. Looks like a heart.

Does it work? Some of the site features are currently broken.

Is there a donation thread for HAIF? To help fund the server costs and maintenance time. I'd be glad to chip in a few bucks.

Activity on The Greensheet building at McGowan and Main — 2 blocks north of the Caydon construction site.  Are they gutting the inside to prepare it for demo (making way for The District?) or are they doing renovations?

Pretty sure they are renovating.  https://www.bizjournals.com/houston/news/2017/08/11/more-details-revealed-about-midtown-building.html

Quote

Australian developer Caydon, now building a high-end residential tower in Midtown, has acquired an adjacent parcel to complete what it says will be a three-block mixed-use development.

The company purchased a 30,000-square-foot property at 2711 Main. The site houses an art supply store, which will relocate in early spring 2019, the developer said Thursday.

"It's a phenomenal accomplishment for Caydon to secure the third parcel which brings us one step closer to delivering an exciting mixed-use district in one of Houston's most lively neighborhoods," Caydon principal Joe Russo said in a statement. "Caydon takes pride in creating developments that encourages a sense of community and supports people's health, happiness and a desire for a convenient lifestyle."

Does this have anything to do with those beautiful renderings that were posted a few months ago and then disappeared off the face of the earth?

(P.S. I saved all of them)

I guess this explains why they were so touchy about them being released...they didn't own all the land associated with the buildings in the renderings and would have been concerned about the owner driving up the price based on the renderings. HCAD has a handy new parcel search tool, and it looks like another entity owns the eastern half of the Art Supply block, so Caydon has one more land deal to close before we can get another public view of their northern towers.

This developer, unlike too many in Houston:  1) announces, 2) quickly flattens, 3) quickly digs, and 4) immediately builds.

its nice to see a developer who doesn’t announce, flatten, then wait 3 years or 5 years or more to build.

i hope that they are wildly successful!

I noticed yesterday that it's starting to be visible when coming around the Pierce elevated - and I pictured 3 high rises there and it's going to change the skyline completely

Man, with the two camden apartments and this apartment underconstruction, thats about 1200-1300 units in a 3 block space. Add two more buildings there could be around 2000 people living in those 3 blocks.

Thats a lot of people for retail spaces.

I think the second shot was taken from the Houston Community College office building, and right behind it, is the  3300 Main mixed use high rise project going up..

Density is definitely going up.

For real, I'm waiting to post the rendering of the block 42 tower until I am able to be congratulated by my peers.  I NEED that gratification.
