The building will be served by a structured parking garage, urban drive court arrival, as well as a street-side terrace and lanscaped area. Amenities will include a lounge cafe and fitness center. The building is 78-percent pre-leased. Construction will begin in the first quarter of 2016.

This will be a nice addition to that part of Briarpark, the Westchase District's "scenic boulevard." Nothing else on that side of the street between Richmond and Westpark is over two stories, and all the buildings are at least 25 years old. That's the Schlumberger campus across the street; their grounds are very well maintained, it looks like a golf course. The building just to the north of the one that's being torn down is the headquarters for the US Professional Tennis Association, those are two tennis courts behind and just to the north of their building.

This is my neighborhood, I know it well. I like to take walks, and the commercial properties and streets are so well maintained in that area it's like walking through a park.

Lokcton Place starts in Westchase

Houston-based Triten Real Estate Partners broke ground on Lockton Place, an eight-story office building in Westchase named for its main tenant.

Lockton, a global insurance brokerage based in Kansas City, has leased 120,000 square feet on five floors of the 187,000- square-foot building. It will relocate from San Felipe Plaza in the Galleria area.

Triten Real Estate Partners and its Triten IAG (International Alliance Group) affiliate will occupy a floor, leaving a portion of the first floor and the entire second floor available for lease. Triten IAG, which handles engineering projects for refineries and chemical plants, is also part of Triten Corp.

Lockton Place will be finished in December 2017

A living green wall will sit between the parking garage and eight-story office building, and the building's ground floor will be fully devoted to common areas and in-office dining.

Arnoldy said the Triten team was inspired by the rise in co-working companies, especially WeWork, that provide beer taps and other alcoholic beverages in the workplace.

"It brings people together at the end of the day," Arnoldy said, adding that Triten is still in the process of working with the Texas Alcoholic Beverage Commission on securing liquor licenses. "(We're) creating this co-working environment to help distinguish ourselves from the rest of the market."
