Partnership to develop new luxury harbor-side community in Rockwall

A newly formed joint venture partnership — Dallas-based Atticus Real Estate and Agoura Hills, California-based AMCAL Equities LLC — plans to begin construction by the end of the month on a luxury community near the harbor of Lake Ray Hubbard in Rockwall.



Upon completion, the four-story, 228-unit apartment community, called Harbor Urban Center Apartments, will sit on a 2.14-acre tract at the southeast corner of Summer Lee Drive and Horizon Road, just south of Interstate 30, in Rockwall.

"We see the Rockwall market as an excellent opportunity to deliver a high-end, Class A+ product in a market poised to continue its tremendous growth," said Mark Humphreys, who is CEO of Atticus Real Estate Services and Humphreys & Partners Architects.

The community's amenities include a rooftop garden with views of Lake Ray Hubbard, as well as two courtyards with grills and outdoor kitchens, cabana-style seating with fire pits and televisions.

Construction is slated to begin by the end of the month, with completion expected in October 2019.

Architecture, design firms unveil plans for Plano ISD fine arts center

Project Location

 

Plans for Plano ISD’s $50 million fine arts center became clearer Wednesday after the design and architectural firms hired by PISD released detailed renderings of the facility.



The facility will include a 1,500-seat performance hall, rehearsal space, black box theater and art gallery, according to a joint news release from Perkins+Will and Bora Architects.

“Four state-of-the-art venues will showcase students’ hard work and talent. Our design is a celebration of these young learners, and reflects the district’s commitment to the transformative power of arts education that we find optimistic and inspiring. We want the building to be a bright, beautiful invitation to the whole community.”



The arts center will be located at the southeast quadrant of Park Boulevard and Alma Drive and is expected to be complete in August of 2020, according to the release.

“A blend of elegance and functionality, the Fine Arts Center was designed to inspire creativity while cultivating an effective educational environment. It will be a crown jewel for the school district and the community.”

Grapevine council approves $30M contract to begin TEXRail construction

Grapevine City Council approved a contract with Coury Hospitality for Phase 1 of the TEXRail project coming to the corner of Main Street and Dallas Road at its meeting Dec. 5. The contract amount is not to exceed $30,185,180.

The contract allows the Coury Hospitality team to begin construction of the garage, basement and site work for the project. With the approval, crews can mobilize on the TEXRail site during December and begin construction so that the garage is ready to receive commuter rail traffic by December 2018.



“I think this is going to be an amazing project,” Council Member Darlene Freed said.

A second guaranteed maximum price for Phase 2 of the project will be brought before the council in March, which will encompass the station, the plaza and the tower at the TEXRail station.

McKinney National Airport announces new terminal and hangar project

The City of McKinney announced they have entered into a public-private partnership with Western LLC for a $16 million construction project at the McKinney National Airport that will update and expand its facilities and include a new state-of-the-art fixed-base operator (FBO) terminal and 40,000-square-foot hangar. Construction is expected to begin this spring and will take approximately 12-18 months.

Operations continue to increase year-over-year at the airport and this opportunity to enter into a public-private partnership with Western LLC allows the city to capitalize on their expertise and reputation as a well-respected developer in the aviation industry while helping us meet the demands of new businesses pouring into Collin County and the larger Dallas area,” said Mayor George Fuller.



McKinney National Airport is home to Fortune 500 business aircraft that travel worldwide. McKinney Air Center, the FBO that provides fuel and other services to aircraft at McKinney National Airport, was named best in the nation in the 2017 Pilots’ Choice Awards by FltPlan.com for the third time in its four-year existence.

It was also named Top Star FBO and Top Regional U.S. FBO in the South Central region.

Alamo Drafthouse movie theater lands notable, new Texas address: Denton

Denton has been on the minds of Alamo Drafthouse execs for years. But the first stop for this dinner-and-a-flick movie house in North Texas was Richardson. Then the Cedars in Dallas. Las Colinas and Lake Highlands are next. Finally, Denton gets its moment: Alamo No. 5 is expected to open in June 2018 in little d, the city where some Alamo high-ups went to college.



The coming-soon Alamo Drafthouse in Denton will be located in Rayzor Ranch, near the intersection of 380 and Interstate 35E.

"Denton has been a market we wanted Alamo Drafthouse to locate for a very long time," says DFW COO Bill DiGaetano in a statement.



The movie theater will be home to a bar and restaurant called Vetted Well.

You may recognize that as the same-named bar with "killer cocktails and Dallas skyline views," our beer editor Tiney Ricciardi reported, at the Alamo Drafthouse in the Cedars. At Vetted Well in Denton, it'll pour something like 30 local beers, according to a statement.

Lakeside Professional Office, a Class-A office building in Flower Mound, breaks ground in December

A Class-A office building, the Lakeside Professional Office, will break ground in Lakeside DFW this month at the southeast corner of FM 2499 and Lakeside Parkway in Flower Mound.



The two-story, 21,750-square foot building is expected to be complete in the summer, according to Jimmy Archie, managing partner of Realty Capital Management, developer of the project.

Archie said the office building’s proximity to DFW Airport and major thoroughfares, such as FM 2499, state highways 121 and 114, and Interstate 635 will help draw people in.



“The location will give Flower Mound executives a way to cut their commutes while offering their employees a centralized DFW location,” Archie said.

Plans advance for 4-story hotel near downtown Plano

The plot is across the President George Bush Turnpike from the city of Richardson’s massive CityLine development, which is home to State Farm and Raytheon corporate offices.



The approved amendment allows an increase of the maximum allowable height of the hotel from two stories to four stories.

Plans for DART’s future Cotton Belt Line, which will link downtown Plano to the Dallas/Fort Worth International Airport when completed, could have the potential to revitalize downtown Plano, Day said in a previous interview with Community Impact Newspaper.



“[The Cotton Belt] is basically a really unique opportunity to expand our downtown core to the south and … continue what we hope is a synergy between downtown Plano and CityLine station—revitalizing that southern K Avenue corridor in Plano,” Day said.

The Cotton Belt Line is projected to begin operation in 2022.

The approved site plans for the hotel will remain pending until Plano City Council decides whether to accept the zoning amendments approved by the planning and zoning commission.

Flower Mound Town Council approves mixed-use development The Point

With a 3-2 vote, Flower Mound Town Council approved the rezoning of 35 acres of land located at FM 2499 and Silveron Parkway within the Lakeside Business District Area giving the green light for The Point, a mixed-use development.

The development will feature multifamily units by developer Trammell Crow Residential. The apartments will be built in two phases. The first phase will contain 301 multifamily units and 32 carriage homes, which were also referred to as townhomes. The multifamily units will range in price from $1,200/$1,400 to $2,000 a month.



Phase 1 will also include a Hilton branded hotel, Tru. Developers are also required to have a minimum of 57,500 square feet of commercial space under construction in Phase 1.

Phase 2 will include the rest of the development’s residential units but only once the commercial space is finished in Phase 1.

The applicant, Direct Development, said two Class A office buildings will likely be built in Phase 2.

The developer said the reason why Flower Mound has not been able to attract Class A office buildings is because there is no where for the workers to live. Therefore, the multifamily must be built first.

Houston developer kicks off new Baylor Scott & White medical office building in DFW

The three-story medical office building, called Medical Office Building III, will sit adjacent to Baylor Scott & White's 296-bed hospital on the Baylor Scott & White Medical Center - Irving campus.


The new medical office building is roughly 80 percent pre-leased to medical providers, including, HealthTexas Provider Network, the Arlington Orthopedic Associates, the Dallas Nephrology Associates, Pure Dermatology Center and Touchstone Imaging.



GSR Andrade is the project architect. Dallas-based MYCON General Contractors is the general contractor for the project.

The Irving medical office building is slated to open to patients this fall.

Boeing doubles its new Plano operation, makes room for 200 more workers

Less than a year after announcing the move, Boeing is doubling the size of its office in Plano's Legacy West development.



The Chicago-based aerospace firm has rented another large block of offices at the northwest corner of Legacy Drive and the Dallas North Tollway.

In April 2017, Boeing announced it was moving the headquarters for its new global services division to the $3 billion Legacy West project, joining Toyota, Liberty Mutual Insurance, JPMorgan Chase and FedEx Office.

"Yes, Boeing is expanding its footprint in Legacy West," said spokeswoman Lisa Maull. "We will add another 35,000 square feet to accommodate global services as well as growth in some other capability areas within Boeing.



"This added capacity will allow for more than 200 employees at this location."

Boeing's Plano office is located above the shopping and retail buildings along Windrose Avenue.

Boeing said it chose to locate its new division here because of the geographic location and access to a large, talented labor pool.

Baylor to open a new $30 million heart hospital in McKinney in 2019

Construction may begin this month on a new 35,000-square-foot heart hospital slated to open in first quarter of 2019 on the Baylor Scott and White Medical Center McKinney campus.



The new Heart Hospital Baylor McKinney will serve patients in need of cardiovascular care in Collin and Grayson counties, as well as in parts of Oklahoma, according to Baylor Scott and White Health executives. The facility will sit on the northwest corner of the existing campus.

The facility will include an outpatient nursing unit and four procedure rooms. It will have 22 ambulatory surgery beds and offer more complex heart procedures, such as electrophysiological services and catheterization, said Baylor’s chief strategy officer, LaVone Arthur, in a phone call.



It’s the latest expansion to the nearly 57-acre Baylor McKinney campus that opened in 2012 with a $195 million, 95-bed hospital on the northwest corner of U.S. 380 and Lake Forest Drive.

The heart hospital will cost an estimated $30 million to construct, according to Baylor Scott and White Health, and add 60 staff members to the medical campus that already employs over 600.

Independent Bank breaks ground at McKinney’s Craig Ranch

Independent Bank broke ground Jan. 17 on its new corporate headquarters located at the southeast intersection on Henneman Way and Grand Ranch Parkway in the McKinney Corporate Center at Craig Ranch



The 150,000-square-foot, six-story headquarters will be the city’s tallest building.

The $52 million headquarters will house between 1,100-1,300 employees, according to David Craig, the master developer of Craig Ranch.



David Brooks, chairman, president and CEO of Independent Bank, said construction will begin tomorrow and is expected to be done in December.

Sources: Frisco to develop park bigger than Dallas' Fair Park

The city of Frisco has roughly 300 acres of prime developable land alongside Panther Creek on Brinkmann Ranch under contract, with plans to build a city park with sports fields that, if developed, would be bigger than Dallas' Fair Park.



Officials with the city are expected to close on a tract at the northwest corner of Eldorado Parkway and Preston Road on Feb. 5, multiple sources say.

By luring the Dallas Cowboys' world headquarters and practice facility and recently landing a Major League Lacrosse team, sources say Frisco is branding itself a premier city in North Texas to raise a young athlete.

Mayor Jeff Cheney declined to comment on the would-be deal, but said parks are an important part of Frisco's future.



"I've always said I want Frisco to have the best park system in the entire country," Cheney told the Dallas Business Journal.

The Brinkmann Ranch tract is owned by North Texas businessman Baxter Brinkmann.

As North Texas continues to add rooftops and residents to its ranks, parks have become an important part of communities' development strategies. In Dallas, city leaders are working to develop and program four parks within the central business district for residents.

Habitat for Humanity to convert shipping containers into homes for affordable housing in McKinney

For now, it's just a sliver of land and an old abandoned house at the corner of Bumpas and Fitzhugh streets on McKinney's east side. 



But if all goes according to plan, town homes built from shipping containers will begin rising up within a year on the site.

Named The Cotton Groves, the community is a new stock of affordable housing planned for the northern Collin County suburb. 

North Collin County Habitat for Humanity purchased the nearly three-acre plot on the city's east side in November.  Last month, McKinney City Council members unanimously approved plans for the 35-unit neighborhood development.

Each home will be made of four shipping containers to make-up a 1,280-square-foot home. The homes will feature three bedrooms, two bathrooms, a second-floor balcony and covered carport. 



Habitat plans to sell the homes to people at 30 percent of their gross monthly income

Qualified applicants must have lived or worked in north Collin County for one year, currently be living in substandard housing and willing to contribute sweat equity to help build their home and others. 

"The ultimate goal was to serve more families," said Celeste H. Cox, CEO of the North Collin County Habitat for Humanity.

Growing DFW developer begins latest project near Kubota's U.S. headquarters in Grapevine

Irving-based JPI Multifamily Partners LLC, which is one of the busiest apartment developers in North Texas, has begun work on a new four-story, 371-apartment community, called Jefferson Silverlake, at State Highway 26 and Bass Pro Drive in Grapevine.



The development tract is near Kubota Tractor's new U.S. headquarters and two high-profile transportation-related projects: the DFW Connector expansion of highways 114 and 121, and the future TEX Rail Grapevine Main Street station.

Jefferson Silverlake will include a curated backyard with a

trail system and natural area surrounding a 6-acre lake. Other amenities include a concierge, fitness center with yoga studio, and custom cabinets with high-end finishes in the apartment homes.

Frisco project under way for Connecticut lighting firm HQ

The 160,000-square-foot building will be in Frisco Park 25, a new business park being built by the City of Frisco in partnership with developers.

PowerSecure is moving its headquarters from Connecticut to the new building.



The company will take 75,000 square feet in the project.

Cabot bought about 10 acres in the Park 25 development from the Frisco Economic Development Corp. and plans to have the building ready by midyear.

In 2016, Frisco started the $300 million, 2.2 million-square-foot business park south of U.S. Highway 380 on Preston Road to accommodate about a dozen office, showroom and industrial buildings of various sizes.



Information technology firm Skinny IT has announced it will build a 130,000-square-foot facility on 9 acres in Park 25. Skinny IT will house about 150 employees there starting in 2019.

New high-rise office and hotel project on the way in Plano's Legacy development

The planned development at the northeast corner of Headquarters Drive and the Dallas North Tollway will include two office towers and a luxury hotel.



Construction on the high-rise project, called Headquarters II, is scheduled to start later this year, according to developer Randy Heady.

Twin 14-story office towers will contain 425,000 square feet of space located just across the tollway from Liberty Mutual Insurance's huge office tower complex.

"It will take 14 to 15 months to build," Heady said. "We already have 10 to 12 prospects for the first building."



The office towers will be connected with a parking garage that includes an "amenity deck" on the roof with lounge, food service and meeting space. The first phase of the more than 5-acre project will be built on the north side of Headquarters Drive with the hotel next door on the corner of the tollway.

Heady said he's in talks with several hotel firms to build and operate the project.

"They all want to be close to Toyota," whose new North American headquarters is farther west on Headquarters Drive, Heady said.

"We focused our attention on the tollroad view of the building," said O'Brien vice president Mick Granlund. "We used different patterning with the glass to create interest in the building,"[sic]

Dallas Cowboys owner Jerry Jones' real estate company has plans for a new project in Irving

Dallas Cowboys owner Jerry Jones' real estate company is gearing up for a major project in Irving.



The same team that developed the Cowboys' huge Star in Frisco is working on the mixed-use development in Las Colinas. The almost 28-acre project is planned at the south corner of State Highways 114 and 161.

Plans filed with Irving's zoning commission say the development will include a hotel, retail space and apartments on the vacant corner.

Lincoln will build 288 apartments in the Las Colinas development on Meridian Drive east of Highway 161, according to the plans.

The hotel and retail site is to the north along High Point Drive. A community park is planned at the center of the development. Dallas architect GFF did the site design.

"There is not a timetable on when we will start construction," Hickman said. "We have a lot of interested people and are trying to finish up the site plan with the city."

Frisco projects will total $500 million with at least 1,000 homes

A local developer and homebuilder, Green Brick Partners Inc., has purchased three parcels of land in Frisco with plans to build more than 1,000 homes.



Green Brick says the new neighborhoods on Coit Road and Eldorado Parkway will be valued at more than a half-billion dollars when they are completed.

The residential projects will range in size from 172 to 354 homes and will include a mix of home types and prices. Construction has started on the first project, called Frisco Springs, on Eldorado Parkway west of Preston Road. It's next to where the city is buying land for a new park.

Now the developer is seeking approval from Richardson to build a second, 384-unit apartment project next door.



The developments will replace a low-rise office park located between U.S. 75 and Greenville Avenue, just south of Campbell Road.

BGO Architects designed the new Eastside phase two development, according to filings with the city.

Hunt Cos.' Brenda Christman said an exact start date has not yet been set for the project.

Long-time Dallas developer Wynne/Jackson plans to build the new Oakland Grove community in Forney on 336 acres on FM 548 between Interstate 20 and U.S. Highway 80.



The $300 million project will have homes priced between $275,000 and $400,000.

"Our objective is to deliver a very high quality, highly amenitized master planned community like you would find in the northern submarkets, but with excellent proximity to the largest employment base in D-FW and with quality homes that are much more affordable than what you would find in the northern communities," said Wynne/Jackson principal Michael Jackson.

Along with home sites, the development will have open space, miles of pedestrian trails, a site for an elementary school, a community garden area and a resort-style amenity center.

The first building sites will be ready in March of 2019.



Builders Taylor Morrison and CalAtlantic Homes have contracted to purchase all of the first-phase 327 home sites.

The buildings are four stories and are along Plano Parkway west of Dallas North Tollway, development plans show. 



"We are going to start construction on the first building in May," said developer Lucy Billingsley. "It's a four-building campus with a park and great amenity center in the middle."

The first building will be about 178,000 square feet, according to the plans. Dallas architect GFF designed the project.

International Business Park has more than 1.4 million square feet of office space, which is about 90 percent leased.

Developers have started construction on a new industrial park at the south end of Dallas/Fort Worth International Airport.



Gateway Logistics Center will be a 5-building industrial project with 1.4 million square feet on State Highway 183.

The 86-acre development at the south end of D/FW Airport will have building ranging in size from 200,000 to 380,000 square feet with the first opening late this year.

Stan Beard, Real Estate Director for Buc-ee's, says that they are still very early in the construction process, but that such projects usually take about a year to finish. This would mean the Melissa location will open in or around Feb. 2019. It will still be a little while before you see bulldozers out there, he says, but "It's started, and we won't be finished until we're selling Beaver Nuggets.

In terms of the D-FW area, Buc-ee's is also expanding to a Denton location, which is on track to open this year. There are also locations in Fort Worth and Terrell.

New apartment tower will be Frisco's tallest building

Construction has started on a luxury apartment tower that will be the tallest building in Frisco.



Atlanta developer Novare Group bought a site from the developers of the Frisco Station project for the 25-story residential rental building along the Dallas North Tollway.

The tower will have 332 rental units and will be just north of the Dallas Cowboys' new headquarters and practice field.

It's part of Frisco Station, a $1.8 billion, 240-acre development that just opened its first phase, a seven-story office building.  Construction is also underway on two hotels and a 301-unit apartment building.

And, he said,  the Frisco high-rise will be a little different from the Victory Park towers.



"We are doing some premium units at the top that are a little bit larger," he said.

The tower will open in 2019.

California developer plans Farmers Branch warehouse project

Panattoni Development intends to build a 151,000-square-foot speculative warehouse on Senlac Drive near Interstate 35E.



The industrial development — called Valwood Logistics Center — will be built on an almost 12-acre site near Valley View Lane, according to filings with the city of Farmers Branch.

Panattoni hopes to have the building ready by the end of the year.
