Chi-Char-Hou-Dal
Funny insight terra002 - Not sure which blue shop you refer to but...Cotton Brothers a block down from Boheme is the only frame shop certified to deal with frame damage wrecks in Houston. Mack, International, Freightliner and Peterbilt, KW all sublet their frame jobs there. Parking is tight there is usually a 20+ truck backlog to get into their shops. I am sure they know they are sitting on a gold mine. Not very fun getting a wrecker down Fairview with a mangled 18 wheeler. https://www.google.com/maps/uv?hl=en&pb=!1s0x8640bf676f7ff4f3:0xed2cb88f0489d98d!2m19!2m2!1i80!2i80!3m1!2i20!16m13!1b1!2m2!1m1!1e1!2m2!1m1!1e3!2m2!1m1!1e5!2m2!1m1!1e4!3m1!7e115!4s/maps/place/cotton%2Bbrothers%2Bfairview/@29.7481939,-95.3868521,3a,75y,9.55h,90t/data%3D*213m4*211e1*213m2*211sL_QkYVqnzcjiHq-B9x_eEA*212e0*214m2*213m1*211s0x0:0xed2cb88f0489d98d!5scotton+brothers+fairview+-+Google+Search&imagekey=!1e2!2sL_QkYVqnzcjiHq-B9x_eEA&sa=X&ved=0ahUKEwjj3afR1ZfRAhXMRiYKHRw0AzsQpx8IYDAK Edited December 28, 2016 by Chi-Char-Hou-Dal

j_cuevas713
Yeah this is def going to become a shopping destination. It has too much appeal aesthetically and it's in an area that draws a ton of attention. Retail is already established in this area so you can only image what could pop up next. Maybe a Sephora, Lids, etc???

bobruss
j_cuevas713, I drove through this area today and was amazed at how torn up the whole area was. You have the patience of Job. It really does resemble a third world corridor or the war torn middle east. How long is this street construction going to take? Then they'll start the building construction. Looks like your going to be in the middle of at least two years of serious work in that little triangle. I'm sure the area will be a success and the retail and parking structures will really help the neighborhood absorb some of the street traffic that is now associated with Gratifi, Cuchara's , and Max's. If it works look for more activity down at Helena. Thats a nice group of buildings on both sides of the block.

bobruss
Gratifi went under due to a lack of service and management. The owner. I believe that Gordon Ramsay even tried an intervention and that didn't help. Some people shouldn't be in the hospitality business. It will be interesting to see who all takes spaces there. Its definitely a different demographic that lives in the neighborhood than did en or fifteen years ago.

I'm having a senior moment and cant remember the name of the little hamburger place I believe on Genesse. Is it closed or just taking a vacation. Cities tightly control parking minimums and regulations, and Merwin is starting to challenge some of those rules. His biggest beef is with parking requirements near bars. Although bars are some of the heaviest users of parking, typically 12 spaces per thousand, he thinks it is absurd that cities require higher parking minimums there. Merwin thinks the requirement should be zero. He believes requiring parking at a bar is almost asking for a problem; particularly with alcohol involved, it would be better to encourage customers to walk, Uber or take public transit. I think that all parking minimums are bad, but parking minimums for bars are particularly terrible, and a good first target for elimination.

Angostura
Multiple small buildings. Shared structured parking. I wish more of our development could look like this without it all being done by a single developer. (Unfortunately our development rules make that all but impossible.)
