Tower 5040: 8-Story Student Housing Project

Anyone know if this one is currently under construction? Exact address is not listed.

Located a block from the University of Houston campus, this 147 bed project has the scale of a boutique hotel. Sharing amenities with the adjacent project allowed freedom in the design.  The Annex makes use of the small footprint by stacking three stories of wood frame over two stories of parking.  Unit types include efficiency and micro units to maximize the use of the space with convertible furniture - beds fold up behind the sofa and movable partitions allow students greater flexibility with the space. This project is planned for completion in Spring 2016.

What amenities will be shared with the adjacent project? I think of parking when I hear that, but this is it's own pedestal. Gym? Pool?

That was the Sigma Nu house until they lost it. Sigma Chi bought it but were thrown off campus for "water boarding pledges" with booze. 

 

By the way, the second Vue is already up and running. The construction seen in that photo is the God-awful garage that is already open. Hoping this mean they will add another apartment building to this side to hide the garage.

After Sigma Chi International Fraternity closed its UH chapter in May 2015, the Sigma Chi Housing Corporation sold the 5018 Calhoun Road property to a private developer. 

“The house’s demolition will have no ramification on the chapter’s return,” said Andrew Pate, an alumnus and former member of the Epsilon Xi chapter of Sigma Chi. “The housing corporation made out very well on the house’s sale.”


The demolition — which began Friday — will finish next week, said Clovis Restrepo, a representative for EZ Demolitions, the company hired to pull down the structure. He said the crew will leave the foundation intact to serve as a parking lot until construction begins on a new project. 

According to Harris County Appraisal District records, the private developer that purchased the 5018 Calhoun Road house is “UH VP LP.” The corporation’s registered agent is listed as Acho Azuike, the director at Houston EB5, a real estate investment and development firm.

Why? I live in the area and think it’s cool that student housing is next to an assisted living complex. Why would elderly residents need to be “replaced”?

It was a question because it looks like they have already been moving in that direction over the past 5 years and the layout of the block would indicate that may be in the future.

That’s fair, and part of the complex is already gone. I find it interesting that some decry “cookie cutter” suburbs, but are ok with “cookie cutter” density.

WGC Development is developing the community, which is set to open in fall 2020.

They're going to have to repair the damage created by putting a generator's exhaust right next to the building. Paint damage and who know what it's going to smell like in the apartments by this with constant exhaust fumes. Seems like a dumb mistake to me.

I definitely wouldn't want to rent the apartments filled with diesel smoke. I wonder what the ArchCon can do to repair this damage. It's getting worse every time I go by. If I was the owner I would go ballistic over this.

ArchCon is fixing the diesel exhaust smoke that blackened the wall.

Looks like they cleaned the diesel exhaust off the paint area but the windows/screens and the insulation still have smoke residue all over them.

all these mid-rises going up near UH are going to look like absolute trash in 10 years. Is all this development actually helping the area or is it hurting it because this construction is so cheap?

Just curious, why would they look like trash? Calhoun lofts was built more than 12 years ago and its very well kept.

Well, This shouldnt be compared to Calhoun Lofts. It is clear that was built with better materials.

 

I worry how these will age based on materials (mostly stucco) and design (pieces of the building's architecture that stick out) that will naturally deteriorate faster, and the color (dated).

This may be true to your eye and experience but look at from the eyes of a 17-22 yr old, they may think this is the coolest thing they have ever seen. Now getting the parents to pay for it may be another story.
