For weeks, rumors have been circulating about the sale of the 34th Street Stop and Shop and the building which houses the Surfhouse and Houston Panini & Provisions. Now, all has been revealed.

Bryan Danna of Revive Development, who has done many projects in The Leader area – including 1901 N. Shepherd where Hugs & Donuts is as well as developments that house Lola on Yale and Pink’s Pizza and Shepherd Park Draught House at 3404 North Shepherd – is planning to transform the corner of 34th and Ella.

Preliminary plans on his website show parking along Ella with buildings along the south and west. Danna said he’s keeping the gas station kiosk near the existing tire shop as a design element and also the L-shaped building that is currently the Stop and Shop although he says he’ll be adding a clear story to provide additional light.

 
The building where Surfhouse and Houston Panini & Provisions reside will be torn down but that doesn’t mean that Danna wants to lose them as tenants.
 
“I’ve been going to the Surfhouse since I was 12,” he said. “We’ll work with them.”
 
David Colby with Houston Panini & Provisions tells The Leader they’d like to make it work to stay in the new complex too and are looking for investors to help make it happen.
 
“We’re going to ride this spot until the wheels fall off,” he said.

In May of 2016, Revive announced its first tenant – the Surfhouse, which has been a mainstay in the community for the last 45 years. As for the remaining tenants Danna said at the time he was going to take his time to find the right mix of tenants, both local and national.

Now, Danna has news about some new signed tenants for the property.

BB’s Café, a popular local Tex-Orleans chain, whose nearest location is on White Oak Drive, will occupy the anchor space in the southwest corner of the center. Danna told The Leader in 2015 that there would be a 1,300 square foot patio for the anchor restaurant and noted that since the sun sets behind the building, the outdoor space will be a pleasant place to hang out.

BBs which serves NOLA-style po’ boys, homemade gumbo, boiled crawfish, and oysters bar has seven other locations in Houston.

“I really wanted to bring the New Orleans culture to Houston,” owner Brook Bassler told KTRK recently, noting that that the restaurant was inspired by his grandmother, a Louisiana native. “All of our locations look different, but all have the same vibe when you walk in the door.”

Another signed restaurant for the complex is Aladdin Mediterranean Cuisine, which has its closest location to Leader readers in Montrose. Judging from the number of readers who have long wished for Mediterranean food in the hood, the eatery will be a more than welcome addition.

Lastly, Pop & Pan, the newest incarnation from the folks at Panini & Provisions has been confirmed as a signed tenant. David Colby said Pop & Pan will be a more upscale venture that will still pay homage to their best loved offerings – namely paninis and popcorn.

“We’ll have dinner service, beer and wine, and brunch,” said Colby. “We’re going to change the game with the sandwich.”

Revive Leasing agent Adrienne M Schwartz says that the construction fence has come down and some tenants have already starting building out their spaces.

“The center will look significantly different when the building where Surfhouse is located will be torn down and the parking lot re-surfaced,” said Schwartz.

The newest signed tenants for the building are Oak Forest’s Mariko Peterson and Timbergrove’s Jodi Munsinger who co-own Brush & Bobby Salon. Currently Peterson is at their Heights location on North Main and Munsinger operates the Heights West location on West 20th Street, but Peterson said they would close those spaces and consolidate forces this summer at 34th and Ella.

The stylists met, and clicked, when they both worked for the same salon a few years back before striking out on their own.

Peterson says that they have been watching the area change and develop and thought 34th and Ella would be a great spot for a salon.

“There’s a lot of saturation in the Heights, and a lot of opportunity here,” said Peterson. “We love the area.”

Brush & Bobby will have five chairs for stylists. They will do hair and makeup but will not offer spa services.

While Peterson notes that the salon will match the low key, friendly vibe of the area, she says the goal is to provide a level of quality and service that rivals higher end salons, with upscale back bar products. Munsinger has worked at New York’s Fashion Week and Peterson has done a lot of international travel, so both women will bring those sensibilities to their work.

“We want to manage form and function,” said Peterson. “Young mothers can come here to maintain their look and style without having to go to the Heights or the Galleria.”

Another new tenant is Marble Slab Creamery which will move into the space that was to be occupied by Pop & Pan. David Colby tells The Leader that their plans changed a few months ago and they would be moving to a new location on West 18th Street in the Lazybrook/Timbergrove area.

Monica Danna with Revive says that the entire west part of the building is filled but there is still some space available.

“One tenant could take it all up, or we could split it up, depending on demand,” she said.

Danna also has some good news for coffee lovers.

“The Avid coffee truck is going to be parking in the old tire shop spot as they explore the idea of a brick and mortar,” she said.

“As we search for the right morning use for that unique location, we hope to help them out with a high-traffic location for the truck.”

Matt George with Avid, which was recently profiled in The Leader, said that they are considering a permanent location but some doors have to open.

“We’ll see what kind of traffic we get there,” George said. “We’re walking down that road to see where it goes.”

@CrockpotandGravel Thanks for the update. Happy to hear that Sing will be close by in the Heights. They felt that Revive's Oak Forest location was too close to the school for their planned wine sales volume and we are happy they have ended up in a great development. We are also glad that Pop & Pan landed in a great 2nd generation space that worked better for their build out. Lots of great things happening in the neighborhood!

La Calle opened its newest outpost this month. Located at 3321 Ella Blvd, it's the latest tenant to open its doors at Ella Oaks. Fast casual Vietnamese restaurant Saigon Hustle opened in the retail center earlier this year.

This is the third location for La Calle. One is located downtown and another opened last year in Midtown.

I read the article and looked at the developer's site. From what I gathered, I concluded the same as you: Fifth Corner's summer acquisition of 1805 W 34th St is part of the expansion of retail development Ella Oaks at 1727-1737 W 34th St.

Some of the details from the article you shared:

Here is another image of the proposed Ella West plat from the city's plat tracker map through Mycity.maps.arcgis.com.

Ella West is the parcel at 1803 W 34th St and 1805 W 34th Street. It's across the street from the Waltrip High School campus. Fifth Corner is combining the parcels into Ella Oaks Phase II.

According to the article Goofy linked above, Fifth Corner is planning multi-family residential for Ella Oaks Phase II. It will be on the recently acquired parcels consisting of 1803 W 34th St and 1805 W 34th St.

The second phase consists of recently acquired parcels at 1803 W 34th St and 1805 W 34th St. The site is next to retail development Ella Oaks at 1727-1737 W 34th St. This is also across the street from the Waltrip High School campus.

Photos of Ella Oaks, the retail center at 1727-1737 W 34th St. It's on the corner of Ella Blvd. There weren't any photos of the redevelopment progress or completed renovation of the property. I figured, it would be helpful to include photos of the completed renovation.

According to records filed this week to the Harris County Clerk's database, Fifth Corner recently acquired a couple of more parcels for the Ella Oaks development.

Records indicate Fifth Corner purchased a 0.75 acre. It's the lot across from the vacant parcel at 1805 W 34th St. Also, it's situated in front of the lab facility occupied by National Dentex / NDX Stern Empire Dental Laboratory. I think the purchased0.75 acre plot consists of 1807 W 34th St.

The other acquired property is a 0.95 acre next to the other recently purchased parcel. Oak Forest Academy is located on the parcel at 1901 W 34th St. The parcel also includes 1811 W 34th St and 1815 W 34th St.

More on the parcels Fifth Corner is planning to develop for the Ella Oaks expansion.

From an utility easement agreement between Oak Forest Academy and Fifth Corner. This was submitted to the county in December:
